A new apartment with the same m2 costs approximately 1,500-2,000 cold rent. With a bit less space around 100m2 maybe also 1,300-1,400 euros cold rent. Service charges often make a big difference as well.

I don’t even know what else to write, for me it currently feels like the end of the world. I am desperate and just want to be happy.

I wanted a house to be prepared for the future. Hobby room/garden more space for guests etc. But somehow after signing it all doesn’t seem relevant anymore. I just want to turn back time by 5 days and cancel the notary appointment and keep living as before (without money worries, with nice vacations, without pressure)

Did you include a right of withdrawal in the purchase contract?

no yaso I have checked unfortunately nothing is noted in the [Notarvertrag], I was also not informed about it (although I was aware that a [Notarvertrag] is binding) only the passage is included: All payments are also due no earlier than when 1. this contract is legally effective, the approvals required for its execution are available and no contractual withdrawal rights are granted to the seller; this condition is already fulfilled today, which the notary confirms;

Just let all the nice and well-founded statements from others here reach you, you don’t even respond to them because of your blinkers...! What exactly do you reply to the statement that in the Stuttgart metropolitan area (where exactly??) your house does not lose value and thus you haven’t wasted any money?

Otherwise, feel free to go to a psychologist for 2 sessions. Sounds drastic, but it's worth it (I am one myself). That would be worth the quality of life to me.

Find the real difference – and I don’t mean that the house belongs to you and the apartment belongs to the landlord.

Found it? I’m happy to help you. The cold rent for the house is only €625, as these are the interest costs. You "save" €1,375 within the framework of the repayment installment.

So you should consider that when renting, you have to add the same savings amount on top to reach a comparable situation (quite simplified). After 20 years of renting, you will have built no equity. After 20 years of loan payments, you will have already repaid over €330,000 of the financing = you have created equity in the form of a free part of the house.
