Others expect 2025 solely for demographic reasons – from then on, the last of the baby boomers will retire, and the population will begin to decline. That would be a horizon of 3-5 years. The "releasing" group will also become significantly larger quite quickly.

Just because they retire from working life doesn't mean they sell their house or is that your thought behind it? I believe it will get even worse. The age pyramid continues to grow, people are getting older, and Corona has shown what a garden is worth.

This is just additional information that from this point on, the demographic shift begins (the UK currently shows what something like this will look like). This is consistently ignored, even though it is strictly mathematical. From this point on, the total population and especially the working population decline. Larger cohorts at the top of the pyramid slowly drop out. This automatically frees up more and more real estate. At the same time, fewer people come up from below or are already accommodated – or, due to 10 years of scarcity plus high prices, have simply become too old to finance and want homeownership anymore. This will first show in rents, which will no longer increase significantly...

What would then be the best way to preserve one's capital? Sell real estate by 2025 at the highest possible price if the loan is paid off by then?

As the experiences from the new federal states show when the population of a city is halved, the [Platte] empties first and is dismantled. Single-family houses are never dismantled but replaced and new ones are also built.

I think that's good and can only recommend professional coaching to anyone who has gotten a bit "lost." I am sure you will be successful with the right conversation partner.
