It's quite simple. The bank enters the basic data of the house into their system. This results in an object value (mortgage lending value or market value?). That's it - stupid machine.
As part of the formal loan approval, a "real" appraisal is then created. The value (mortgage lending value or market value?) will probably normalize again then.

I'll give you a tip, invite your family and friends over, fire up the grill and get really drunk.
The next day, when you feel really bad because of mineral deficiency in your body and dehydration (also called a hangover), you make your decision.
This is how I, unconsciously, made many important decisions that in hindsight were all right and had the best impact on my life.
I am happily married, have a good income (5000+), am a civil servant for life and live in nature where we hopefully will soon be able to buy a piece of land. I'm still waiting a bit to build. Hiking, sports, grilling with friends and drinking beer  also sometimes lying around and reading a book....etc, etc, etc... all things that make me happy.
You have to stick to things that make you or you all happy. Not where the nonsense kindergarten is. Don’t make it too complicated for yourself. Whether it’s a mid-terrace house, a tiny house, a rental house or a penthouse apartment. Do what suits you. When I hear how you torment yourself, it really makes me sick.

As I said, have a good time, pour yourself a few halves and I promise you, the next day the decision will be easier for you.
In my opinion, the reason for this could be that the morning after you are still a bit intoxicated, so your ego is still boosted, you dare more, and at the same time you physically feel bad and focus on what is good for you.

It worked for me :);)

I've heard that certain "Northern peoples" would do this twice. If they come to the same decision at both events, it must be correct.

There are many well-established rituals. Unfortunately, such things have disappeared or are ridiculed in our fast-paced world because they are not predictable. However, I do not mean the widely known esoteric approaches, although one can ultimately orient their life around them. In the end, what matters is satisfaction, no matter how one achieves it for oneself.

I have been reading here for many years but this is the most likeable suggestion I have ever read here that I can fully identify with. *Cheers*
