I completely understand your concerns about the sum!! I probably wouldn't be able to sleep well either. Investing in an ETF in parallel sounds like not much remaining quality of life. You probably just have to ignore the remaining debt. Your children will then inherit a house worth 900k and a remaining debt of 400k. There are worse things! Or you will inherit something sometime and can pay off the remaining debt with it. So purely rationally, not much can go wrong for you except divorce or illness (and in case of disability or divorce, many others including us wouldn't be able to keep the house either.) Still, I understand the emotional component. I just think there won't be better options anymore and renting isn't any better. Besides, you've already started on this path now and a few thousand losses would hurt me very much with your equity as well. I would go through with it now. Are these fittings you mention important? That is already a considerable sum.

How many people still have to tell you here that purchase price, location and income fit together.
That doesn't mean it's super easy, or paid out of petty cash. It means restrictions and if it's only in the area of "saving up with ETFs" and not in other aspects of life, what more do you want?

I agree. You don’t necessarily have to have paid it off by retirement. Sure, that would be nice, but then you just finance into retirement. In expensive regions, that’s common, more than in cheap countryside. It’s just like paying rent. And if it’s still too much after 30 years, then sell and choose a smaller house or a suitable apartment as a retirement home. Great thing. All options are open! I’ll say it directly : Stop whining and move in. (Maybe a bit more strictness is the better strategy for you ;) )

121 sqm living area only at this price? Wow ... I definitely wouldn’t do that. Ever thought about moving? ;-)

yes, they were essential (flooring, painting work in the attic, paving stones on the roof terrace). If I had done it myself or had it done, it would probably have been more expensive.

it just doesn’t fit with other financing where more equity, smaller loan, and higher income are advised against, hence the follow-up question
