thank you for your contribution. It is a terraced house. I don’t think we would be happy long-term in a rental apartment, at least not if we have more children (if it works out). Ownership has always been a goal and a wish. But I think maybe I have overextended myself with the prices? Why wouldn’t an apartment that is 200,000 euros cheaper do? Until now, I had categorically excluded that, because if then a ground floor apartment (and those were never or very rarely on offer) and balcony apartments were priced so that I said I’d rather stay in my new-build rental apartment with low rent. EDIT: But I’m already noticing again after reading, shoulda woulda coulda. The question is, I think, about reversal? If yes, then it’s okay. If not, that wouldn’t be good. The thing about tax classes is true. Maybe I expressed myself a bit unfairly. It is quite clear as you say. We both want her to work part-time because of our little one.

Whether and how you arrange something is, in my opinion, not a question of "usualness," but of what life plan you have TO-G-E-T-H-E-R for yourselves. You see that - together - is, in my opinion, the key to whatever you decide. Your wife stays out of it because you want it that way (or accept it). just wrote something to you about that!!! You don’t give the impression here that you as a married couple really discuss, decide, and then take responsibility for such things together. Maybe you should let your wife read this entire thread once and then talk about it again. From that I read that you haven’t really understood the many hints. You also speak here again of "me," "mine," "after." Apparently, you are now deciding something over the heads of your family and the family then has to tremble and hope for as long as you at least take care of YOURSELF afterwards. Your problem is NOT the house - but you might have already read that. First you should address YOUR problem and only after that......

I think it is right that your wife is included in the land register. You get more money, but ...
... your wife has waived money in your favor due to the choice of tax classes
... your wife has reduced her working hours because it was your decision.

Consider switching back to 4/4 regarding parental allowance.

It is also, as already indicated earlier, a matter of the prenuptial agreement – if there is one. Without a prenuptial agreement, it defaults to community of accrued gains. If the house belonged to you before the marriage, it will still belong to you after the marriage. However, accrued gains – i.e., possible increases in value – would then have to be compensated (equalization of accrued gains). There is no prenuptial agreement. In my fears, the topic "high debt - high burden" still plays a not entirely insignificant role. Of course, I have also thought about it before, it is not like that. But I also thought, salary will rise, just the inflation adjustments alone. If I now calculate that together, without special payments (these are all variables that can also be missing at times, although Christmas bonus, vacation pay less, but anyway that is the smaller part:

Income: father net approx. 4,370 euros, mother net: 1,030 euros, child benefit: 219 euros, total: 5,619.00 €
Costs house "all in": approx. 2,500 euros (of which 2,000 euros repayment 2%, interest approx. 1%). Car loan 326 euros (although that would no longer exist at the time of moving in, since company car, car costs effectively therefore significantly lower, sum total currently approx. 600-700 euros per month, afterwards approx. 220 euros thanks to hybrid). Kindergarten future 360 euros (previously 215 euros) - I was not aware of this extent, although I had "googled" it. Fuel costs 120 euros, fitness, Netflix, internet/phone: 80 euros

Sum: 3,386 € compared to income of 5,619 €
Delta 2,233 € and that without having a single cent of equity (that still has to be built up anew)

Additionally, I have to save approx. 16,000 euros by the time of moving in at the end of 2022, since I consciously did not include special requests worth 11,000 euros in the loan amount to not further exceed the limit.

Are my fears based on the numbers and do I not want to admit that I have clearly overextended myself?
How do you see it?

The argument was completely foreign to me so far and I told my parents / wife: No, it's not that, that’s not a problem... I have made significant (!) salary jumps in recent years, but I see myself realistically already close to the upper limit and have no ambition to change. Was I too optimistic? In the past, it was often the case that I had the limits set significantly lower. After I saw how my salary increased, I regretted afterwards not having raised the price limits further.

Thanks for your honest opinion
