Would have, would be, could... you're speaking in the subjunctive. I'll turn it around: What if it doesn't happen and you're stuck with 4 kids in an 80sqm apartment because the housing cooperative has no other apartment for you? Or that because of that you can't fulfill another desire to have a child. Houses and apartments are scarce, I wouldn't count on definitely getting a large apartment at the rent you mentioned. Life is only planable up to a certain point, everything else is fate. Of course, many things can happen, but they might just as well not happen.

That your cabin would be worth only half in 10 years would also be related to a corresponding local population decline. And then we would have completely different problems anyway (war, a really deadly pandemic, or aliens).

I can well understand the thoughtfulness and questioning. No one could have imagined the current prices 10 years ago.

From my circle of acquaintances, someone also bought a terraced house for €750,000 in a very good location 3 years ago. I thought that was quite expensive at the time. Meanwhile, the prices are at €850,000 and more.

As long as interest rates are low and demand is present, prices will rise. Compared to the Munich area, there is still some room for growth. I think that prices in economically strong metropolitan areas (like Stuttgart, for example) will continue to rise or at least remain constant. I also do not see interest rates rising in the next few years; the economy will still be stimulated by Corona for a long time.

I also think about my children with our house. They have the opportunity to inherit something and a financial foundation. As a tenant, one is often at the mercy of the landlord. In the worst case, termination due to personal use. The notice period for this is just 3 months. How is one supposed to find something new in that time? In your own house, you can do what you want.

I have read every post up to this point and wanted to read until the end. But at this point I just had to respond directly.
My wife and I also tried for years to fulfill the dream of having children. It simply didn't work. The burden was heavy: shame, feelings of inferiority on both sides, pressure…
At a certain point we said to ourselves: let's have it checked. It turned out that my microscopic little friends didn't want to do what they should.
So we approached the topic differently. Medicine can do a lot today. And that's no shame. It affects many more people than you might think.
We also wanted a second child. Even with help it didn't work. That was a big setback. We learned to accept that.
I can't say whether this is a bigger underlying issue for you than you might suspect.
For us, it was like that.

Sometimes it is just like that, that after completing a deal you get a strange pressure. Sure, the amount is huge. The house is not optimal and the plot is really small. You don't even have a window in the bathroom. On the other hand, you still have 3000€ to live on. That is a lot of money. Even with 2 kids.

I wouldn't worry so much about the financial burden now but rather about the possibly bad house. For the money you should also get something nice. A detached bungalow with a garage on a solid plot.

So if you have these problems, sell all that [Brassel] quickly, you will break even +/- zero. And then look for something that suits you.
