After the offer from my house bank, I googled a lot, compared, asked around.... so far NO ONE could even come close! But of course... you can listen to everything once!

Sometimes one is better, sometimes the other, and depending on the constellation, there can be more or less significant differences. However, it sounds strange that NO ONE can even remotely keep up. Who is your house bank? Would you like to provide the framework data?

Sometimes there is still some room for negotiation when buying a house. You can try asking politely, also with regard to... "and if the financing would be handled through Postbank as well." You never know who gets commissions in which cases, and maybe the real estate advisor receives a commission from the financing if they also arrange the financing, which could possibly motivate them to move a bit closer to the owner’s minimum price. So that in the end, with the in-house Postbank financing, you would have the cheaper complete package.

In our current house purchase, the broker/provider was also a Sparkasse, and it is being financed through our house bank. The Sparkasse didn’t even try to win us over for financing. The advantage of the Sparkasse would have been that they offer construction financing starting at 30,000 euros, while our bank only does so from 100,000 euros and below only for follow-up financing. However, that would only have been relevant if we had bought an apartment. The house is now somewhat above that.
