Unfortunately, the garage is not allowed to be pushed much further back (that's what the architect told us..)
This is probably related to the statements of the development plan. Often, a garage is not allowed to exceed the building window by more than 3.00 m. As your planner drew it, imho; still, I have seen better designs.
I am currently working on a similar plan; however, 9.00 x 12.00 m; also with a north orientation of the plot. Attached you will find, as an example, the ground floor with a canopy at the entrance; this could also easily be designed as a bay window and the rooms behind it included in it. Evenly reduced by about 0.50 m in width, the design should still work - without significant restrictions for the rooms; under the stairs additional storage space for the kitchen could be created. In the corresponding upper floor, the children's rooms are located facing west; the bathroom above the utility room, and even an open space finds room. West for this reason, because the children then get more sun.
Should the building be clad or should the elevations show a wooden facade?
