From the outside, it looks like a small rental house. At least from the garden side... the question you have to ask yourselves: do you like sitting on the terrace next to such a high outer wall and enjoying life? It wouldn’t be for me!
However, I’m looking for the terrace and only find a small roof terrace on the side? What is it standing on? (Plot/site plan missing to assess this)
Life doesn’t take place on a paved terrace, but on the lawn area (1200 sqm?) How are the kids supervised there?
Are you really building a single-family house without a direct garden opening, or will this be assigned to the practice?
About the practice: the feeling of space in a long but very narrow room is not what you want – not even in a practice. Especially as a naturopath, you should have dealt with external influences that negatively affect people.
Inside the house: apartment character.

I’m only reading this now:

Are you building a practice with living space opportunity for yourselves, or are you building a house for yourselves with a practice option?
I would definitely prefer the latter. “Can’t be done” doesn’t exist! Also here: if you don’t emphasize the double garage (size) in the front and plan a single-family house with a practice, it would probably turn out quite differently for me. Your design is quite uncharming inside and out – only the practice has a great character with lightweight walls, although only because of the garden access.
Does the building envelope not allow for anything else?
Honestly: if that’s the case, then I’d park the cars in front of the house and build the current garage plan as a practice...

Budget: 260 sqm is €520,000 plus garage, calculated quite simply.

Practice, commercial space, different room heights apply there, with us at least 2.5m. Customer toilet has already been mentioned

I can only give a personal assessment of a floor plan if I understand what the people intend, what is important and possible for them. Much can be done and everyone has a different point of view on it.

That usually goes together.
No one here likes to gather information piece by piece like a salami. I would recommend that you fill out the usual questionnaire and especially describe your very individual needs in detail, otherwise it will probably be rather piecemeal.
You don't just want a residential building, but a special combination.
The more information is given, the better the advice in the forum can become......

The terrace rests on soil, a retaining wall, and a support. See basement.

Part of the site plan is shown in the ground floor plan. The street frontage should be 34 m. Garage on the boundary? The dashed-dot line could also be the building envelope?

Budget: I think it should be 30 sqm less living area. But the 520k is already tight anyway. Depending on the district in Bavaria.

Development plan/restrictions no development plan, §34 Size of the plot – 1150 m² Slope – yes. Street slopes down about 5 m into the garden Floor area ratio Floor space index Building window, building line and boundary Edge development Number of parking spaces - 2 Number of floors – 1.5 + basement Roof shape - gable roof Style – classic simple Orientation - SW Maximum heights/limits Further specifications

Client requirements Style, roof shape, building type Basement, floors – granny flat in basement (usage prepared for alternative practitioner practice) Number of persons, age: 27, 26 Space requirements on ground floor, upper floor Office: home office, flexibility in old age (?) Overnight guests per year – 5 - 6 Open or closed architecture – living and dining area open through room divider Conservative or modern construction – simple and practical Open kitchen, kitchen island – closed with kitchen island Number of dining seats – 6-10 Fireplace - yes – as room divider between living and dining area? Music/stereo wall - no Balcony, roof terrace - no Garage, carport - double garage Utility garden, greenhouse – since the plot is large, there will also be a garden section Other wishes/special features/daily routine, gladly also reasons why this or that should not be Included Construction should be built with two separate residential units (ground floor + upper floor and granny flat in basement)

House design By whom the planning: - sketch by clients - translated by planner What do you like in particular? Why? Arrangement of kitchen, dining and living room in L-shape. Master bedroom in upper floor with dressing room. What do you dislike? Why? Upper floor: "third small children's room" not necessarily needed as there is enough space. How can this be implemented?

Cost estimate according to architect/planner just house: €410k Personal price limit for the house including equipment: €320k / deduction KfW 2 residential units each €25600 Favored heating technology: geothermal heat pump

If you have to give up, on which details/extensions - can you give up: smaller rooms, garage roof - cannot give up: direct connection to garage, granny flat

Why is the design the way it is now? E.g. Standard design from planner? Own ideas, adapted to plot Which wishes were implemented by planner? See design

What makes it particularly good or bad in your eyes? Flexible and constructive

What is the most important/fundamental question about the floor plan summarized in 130 characters?
