Floor plan semi-detached house (7x10) - Your know-how is needed

Hello dear ones,
a promise is a promise. Attached is our final floor plan. A wall will still be built in the attic for a dressing room, but otherwise there are no changes. The attic is so-so... unfortunately, we only have 30° and no knee wall :-((( We will probably have dormers added to the attic later to gain a few more square meters. We know the stairs are narrow and it will be difficult to transport bulky furniture to the upper floor or attic, but unfortunately it couldn't be done any other way. Well, the floor plan is standard, but for that we now have the bay window and are still waiting for the tecture to be done. Best regards

Sorry, but what is this supposed to be? A shower below the 2 m line in the attic? Even if there is a double casement window, I think that’s a bit unrealistic.

In my opinion, the bay window doesn’t add much now. Unfortunately, the floor plans once again pretend there is MUCH more space and room than there actually is. Size and position of the furniture... distance between fireplace, sofa about 200x75 cm, dining table for 6 people about 80x120 cm, etc.

Is the kitchen supposed to be set up like that? hmm...

I find it a pity that you didn’t respond to my ideas at all.

And a

is not exactly enthusiastic when you’re building “your house”.

Yes, that's true. We know that the shower is not "high" and everything is very tight. But we didn't want to do without a shower in the attic and consciously decided on it. We are also not tall, so it's okay for us.

Well, the bay window gives us 5.5 sqm and we are grateful for every meter. The kitchen will be planned a little differently. But something similar.

Well, what can I say. No, I am not enthusiastic. This is not my dream house. My dream house would look completely different. But for Munich standards, it is absolutely okay and I have accepted that here I only get a standard house. And elsewhere for the same amount a deluxe villa. But that's just how it is.

And still, many thanks for your thoughts and suggestions. But unfortunately, not everything is that easy to implement.

The shower in the attic is below the 2 m line ... if you want to install a shower head below the double casement window ... how is that supposed to work?????

And, Munich is not easy, but still, you can divide a house according to your own ideas.

And, I would URGENTLY advise you to realistically arrange the furnishing concepts in all rooms.

Thank you for your objection and I will look at everything again, especially the shower and furnishings. The shower is just stupid. I know. We would also have liked to make the bay window bigger or deeper. But financially it's simply not feasible. And of course, even in M, homebuilders can lay out their house according to their ideas. Of course.

I think it's good that the long hallway on the ground floor has disappeared. I see your terrace in the NW between the bay window and the carport. This corner will probably be more suitable for a coffee table in the sun; I would plan for that in your place. The shower in the attic, I clearly see it on the right, that is, from the stairs, opposite the door to the bathroom. And why not overcome the hesitation to courageously separate a wellness section from the actual bathroom? You see this more and more often, and here it is the parents' floor, where nobody else disturbs you when you dry off in the bedroom after the shower on weekends. The dressing wall should be omitted; it will bring you nothing but trouble due to lack of headroom. On one side under the slope, make a nice deep built-in closet with sliding doors, and the oasis is complete!
