This has already been written X times here, but is deaf to it :oops: The house is brand new, teething problems are resolved, you know what you’re getting, outdoor facilities are finished, you can move in immediately, no hassle, and since today you no longer lose subsidies, etc. For someone looking for such a house, these are only advantages. In this respect, a new price at today's land, construction, and ancillary costs is absolutely justified. And if that is 6xx, then so be it.

I wouldn't be shy about it either.
There is nothing wrong with selling your house at the highest possible price; rather, it is the norm.
I had no problem at the time selling my apartment at a price that was good for me, also because I knew I wasn't selling junk but a well-maintained apartment without known problems. That's generally how I handle things if I ever have something to sell.
If I take the 160 sqm (if that applies) and multiply it by €3000, add the land, incidental costs, outdoor facilities, then I am probably already close to or above the 6, which in my opinion would represent a realistic selling price. And that I would make some profit for stress, trouble, etc., or simply without explaining it, I also don't find problematic.
Here the buyer gets an almost new house that he can see at this location, needs no imagination, no unknown waiting times, risks, etc.; all of this represents value. I would prefer something like this to a new build and save myself many gray hairs, as long as I like the house AND I can/want to afford it.

Oops....written simultaneously. I hadn’t read everything either and thought I had something really groundbreaking to report. At least we can claim for ourselves that we are FOR them. Go Kati go....! Go for 6, on the other hand, could be misunderstood, although I would then have my senility ready as an excuse.

One question with the real estate agent is also how many other properties he actually has. You want to have more than 2 on the website, otherwise no one takes you seriously. But if they are all sold after 2 days... I believe that getting reasonable properties as a real estate agent today is also not so easy anymore, especially because the demand is so huge and everything is bought up immediately
