No, because those who have a higher price limit also see the ad with the lower price and either consider the seller not reputable or are anchored to the lower price...

The best pictures are made using "fisheye" to capture the great effect of the spacious rooms ;-)

The whole search filter discussion is pointless in rural areas. There your property is one of four. Nobody filters that precisely for anything.

Just list the thing already and that's that.

For us, no other filter than "House," "Buy," "Location with search radius x km" is worthwhile. Not much comes through there. With little supply, the risk would be too great for me as a buyer not to see possible offers at all.

Right. I'm currently irregularly looking quite extensively around to get a bit of a sense of market development. If I want to found my [Kommune] in about 10 years or so... ;)
It's amazing how few properties then appear within a search radius of five and a half federal states.
Well, I'm only searching for plots starting at 2500m², but still amazing. I'm already looking throughout the entire former GDR and fewer than 300 properties qualify.

Personally, I also have the feeling that people are willing to pay a bit more when the property is basically tangible.

That's why, in the end, we waited significantly longer to list than originally planned.

I have now followed your advice. Since we are not quite finished with the photos yet (it should look a bit nice too), I actually just put it in the newspaper as a code for now, without a photo, without a price, only described. And then we'll see if/who gets in touch. I will then tell the people, if seriously interested, that I want a 5 in front of the price (which I can also justify solidly). And if I have several serious interested parties, I will ask each to propose a price they are willing to pay. And with equivalent creditworthiness, I would then simply offer it to the highest bidder, but without any renegotiation hassle. If no buyer is found using this method, I would list it again "completely," on the common platforms and with photos, etc.
