Strategy for selling a house - what is the best way to proceed?

I know that many here come from urban areas. Sometimes you have to keep your feet on the ground. I had chosen this asking price, but it was really set quite high. Several people confirmed this to me. I actually expected that we would have to list it cheaper again after 1-2 weeks. I attribute the multiple acceptances at that price to the current tight market, and (I know, self-praise stinks) our charming house. On the other hand, I’m not so surprised that no one has outbid it. We are already in the upper range for our region. I only find the asking price justified because we have upscale, technical equipment. If the same property were in Oldenburg, we would probably have a 7 in front of it and it would have gone to a bidding process. Location is definitely king, and the standard land value here is 70, not 600.

These are already very clear indications that the price was set too low. But I respect that you don't think in terms of maximizing profit, but actually have a good feeling about the family you are selling to. I couldn't afford that, I would actually have to think about maximizing profit :(

So if Kati is satisfied with the price in combination with the buyers, then that's completely okay or rather the best. It also doesn't mean that even if there were several commitments, there would have been several tens of thousands of euros extra in it. It could also be that the 540,000€ was a suitable price and you would have had to be very patient for significantly more. Because if you take the standard land value as a reference, 540,000€ is already quite a lot, I would say!

Friends of mine are currently buying a house for 500k from 1960, where the standard land value is 68 euros - just to give an idea of what "really crazy" actually means :)

No hehe :) But you're sitting on equity of 600k, so you don't look that closely anymore. That's what I meant
