Strategy for selling a house - what is the best way to proceed?

Without going into the moral side (I think it’s shitty), I have recently experienced more often that condominiums were listed at a "normal" price, with no mention of a bidding procedure anywhere, but after a purchase commitment came the information that other bidders had already offered X thousand euros more. If the house is really (too) cheap, there will certainly be interested parties who offer more.

Otherwise, maybe check the history, for example on "atlas immobilienscout" (try googling it).

I haven’t sold yet, simply because we didn’t know exactly when a handover could take place and we definitely didn’t want an interim move. I filled out an inquiry via Immoscout for agents who provide a non-binding price assessment. I was referred to 3 agents, all 3 were very nice, one of them a very reputable company. From all of them I received a price rating after extensive data collection. One agent even gave a presentation on which sources were used for the price determination (e.g. regarding macro- and microlocation). That was All of them of course wanted to sell for me, but I later declined because I had private interested parties ;) At the moment I already have many inquiries from the surrounding area, acquaintances of acquaintances, and acquaintances etc. and I haven’t even advertised yet. We will now let the holidays wind down, start the year, and begin the sales process in mid-January. Definitely without a bidding procedure. Edit: I also recommend the article “Where buying is still attractive.” You can also find a multi-page PDF online where you can see prices for your district based on a table. Select location + house features and view price per sqm.

Don’t you actually have any interested parties in your circle of acquaintances? I can think of 5 people right away here, who I would approach and who I also know in turn know enough people. We have been through the "won’t get it anyway" game often enough. Even without a bidding process, there was always someone with a suitcase full of money or “I’m Tahoe tomorrow” involved.

Thank you, I had a look around. My problem with the atlas is that the archived listings always show rather low prices, and generally very few (always the same) listings. I can't find out anywhere what kind of house it was, where it was located, and especially how old / how equipped it was. Thanks for the tip, I'll check it out. Feel free to keep us updated on how it's going for you. :) I wouldn't make it widely known yet before it's finally decided. Therefore, almost no one among my acquaintances knows about it yet.

That you are considering selling, I would definitely spread that around. That can also be two years in advance. Compromises regarding longer waiting time/construction time/move are very easy to arrange.

Observe the market in your area: how expensive is a/the house in your region. Compare! You can then very clearly see how the price is made up: plot size, age, living area, location… Or: your costs including all, also construction costs, development, purchase costs. For an almost new build, you can use this as a reference for up to 4-5 years. Then add the market development: e.g. 10-15% increase for one to two years currently or similar. I would also consider beforehand: the characteristic greed, that is to rake in as much as possible or fair, that is face to face with the potential buyer.
