Thank you very much for the report. As you may have already read, I (and certainly many other forum members) really appreciate it when a questioner tells us how their story ended – even after their question has been answered! Since I am also trying to buy a house, I am very grateful that you allow us a glimpse of the other side. And therefore I have a few more questions (well aware that it might be different with other sellers – but still very interesting):
Current status with us: we decided on a buyer today!
A very likeable couple planning a family. The financing is very unproblematic.
Was that the couple who still had the appraiser appointment pending? And in general: How were they able to confirm the financing so quickly? Usually, interested parties only come with a very rough financing certificate to the viewing, which is only elaborated if there is concrete interest (and is then also scrutinized critically by the bank). What were other decision criteria? Sympathy never hurts, but it is less important when selling (than e.g. when renting).
We agreed on our desired price.
How did you arrive at the desired price? You wanted to orient yourself on the agent’s estimates and also received numerous pieces of advice. But how you ultimately (successfully) determined it, I did not find anymore in this thread. And was your desired price also the listing price – or was the latter higher and you allowed yourself to be negotiated down to the desired price?
We listed our house, yesterday 2 viewings, today 2.
According to which criteria did you decide who gets a viewing and who doesn’t?
We have received 3 purchase commitments so far.
Directly during the viewing? I mean, before you can make a purchase commitment, one should first study several documents (such as land register excerpt, building file etc.). Did you provide these documents to the interested parties before the viewing? Or did they commit "blindly" (without document inspection)?
We are happy that the buyers were so pleased... It feels exactly right with them!
