I think you are somewhat misjudging the area. For 600 large bills, it has to be something really extraordinary. First of all, far fewer people live there than in the high-price areas, and they also really don’t earn the same. You can get good houses there for 350k. Not as new as from and not as well equipped either, but comparable living space and plot size. The young family really has to take a big risk to pay almost double for new-build standards and good equipment. I have family in Oldenburg and elsewhere in rural Lower Saxony, so I know the area fairly well.

Exactly (not necessarily with this price now, but in terms of the construction principle). [Land price plus increase] + [House price 1:1 as with new build (because “wear and tear” and price increase cancel each other out)] + [Compensation for the condition that the house has already reached the status “completed without defects” and that no realtor is earning]. "Actuarially," I consider at most half of the construction cost increase reasonable for the latter; at the same time, this position would also be my whole negotiation buffer. So, now over & out :)

It's comparable after all, surcharges for year built, photovoltaic, deductions for possibly the area. 645 fits after all.

I just checked a foreclosure auction for fun. Good location, year built 1954, basic rent value 275€, renovated and extended, upscale equipment, 176 sqm, 1700 sqm land, estimated sales price 550K€ and it went for 650K€. It was the same appraiser as mine, in my opinion there was already a market adjustment reflected in the estimated sales price here. I find it interesting that the premium price is significantly influenced by the estimated sales price, without apparently an independent appraisal being conducted (the appraiser sometimes makes really strange evaluations that are not always comprehensible). There was 1.5 million registered in the land register, I have never seen anything like that before.

No, it’s just not comparable.
The house is in Oldenburg, Kati’s house is in the flat countryside 30km away.
That’s exactly what I mean, here apples are being compared to pears.

P.S. This offer is then also the conclusive proof that 600k and up are clearly overestimated.
The BRW in the area is around 400€, so about 4 times Kati’s plot.
