Strategy for selling a house - what is the best way to proceed?

That was the biggest disappointment for us!

Friends of acquaintances, friends of friends, or even my husband’s hairdresser “registered” their interest for our house. From time to time, one or another also asked when it might roughly be available!

After we sent the link to the listing, NOT A SINGLE person got back to us!!

Exactly like with us! As if you would give a friend discount on a house and just waive a few tens of thousands...

Yes, I have it.
So we had our first occupation at the end of 2020. Construction prices with the general contractor were from 2019 – we had the contract signed early on purpose because we already knew that prices would increase. In the meantime, they raised prices at least 1-2 times, I don’t know the exact details.

We bought the land back then for about 80/m2. The new development area that came up in the municipality after ours was 120 per m2.
For the land, it was 78k. Plus incidental costs and some earthworks, we ended up at 85k.
Construction costs for the house amounted to about 313,500. Incidental costs, kitchen and stuff, all in all it was about 450k in the end.
What is not included there were the costs we invested again in the outdoor area. Fence, some plants, paving the terrace. Another nearly 10k. So 460k in total.
Cities within a 20-30 minute commuting radius are Oldenburg and Leer.
For better illustration, I’m attaching a picture again. Now there’s grass, but you get an idea.

Yep, I can imagine that too. Or rather I assume banks do a lot of nonsense if the equity capital is right. But I’m actually not looking for the crazy price anyway, rather for a fair one for both sides.

Land plots in the municipality went from about 80 to 120 per m². Unfortunately, I don’t know what the general contractor charges today turnkey, only that it’s significantly more.

Exactly for that reason, we don’t offer it at all in the extended circle of acquaintances. That only stirs up unfulfillable expectations, I have zero desire for that.

I haven't read everything here, but what about Ebay-Kleinanzeigen? There are often requests and families introduce themselves there.

You can do that too. But honestly, I would just go on Immoscout and be done with it. But really check beforehand (have it checked) whether the 6 is a very good or a very bad plan ;-)

The real estate agent calculates the asset value, comes to the value you paid, and doesn’t want a 5 at the front because of psychology... I’d say rather a quick deal!

I once researched that prices in my area rose by about 9% last year. I applied that to the average broker’s price estimate. So 388k + 9% = approx. 422k. I had listed it for 429k and we agreed on 425k.

According to the Federal Statistical Office, prices rose on average by 14.4% from Nov 20 to Nov 21. I’d even round that up to 20% for you, because it’s new construction, so 460k + 20% = 552k, I would list it for 559k (a little additional builder stress bonus...)

Personally, I also find the 6 a bit too high ;)

At the viewing, one or two people asked about room for negotiation. Besides the fact that my research deemed the price justified, I also told the interested parties that I’m willing to negotiate if they can plausibly explain what needs to be negotiated about the price/house because it requires investment or something similar. As mentioned several times, no one negotiated. We only reduced a “rent” for 4 months.
