For example, we had a notary appointment in mid-October. Handover and payment took place in mid-February 2021.

I believe we started advertising when we had decided on the construction company. At that point, we knew it was about to start! Since we priced it a bit higher, the sale took a little longer. We were aware that our house was beautifully located and very well maintained. We were not dependent on the sale, which is a enormer advantage!!! This allowed us to wait patiently until the right buyer was found. By the time everything was finalized, we were already living in the new house. Today, we sometimes drop by, have a chat over the garden fence, and marvel at how the old home has changed.

Ultimately, it is also a question of real demand – if a property is obviously priced too high (in market observation), in doubt, the only option is to wait a long time for the "lucky one," as already described here. And if he does not come, one has to see how to proceed. Often then you see – new agent, high price. Suddenly "from private" – but the price remains...

Possible - if someone wants to buy as a private buyer at enthusiast prices. But I think the "testing the market" method really makes sense. So far you have his initial, certainly not last offer. Otherwise, only the statements of the realtors. Now you have to see that you get other offers - and whether these are within the range of the realtors' estimates..

Hmm, good example of the market situation – complete overheating. Private bidding processes, financing completely inflated (seller loan + money from the family to get a bank loan) – and the seller is still afraid of being ripped off.. ;)
