Strategy for selling a house - what is the best way to proceed?

That was 5 years ago. The condominium from 2009, in which we still live, has doubled in value.

I just have to be very careful where I start!

I have nothing to give away, but I also have no desire to adjust the price because no one shows up.

and that's exactly where the problem lies.. All the average values I found online showed a significantly lower value than the real estate agents..

Take the highest estimate from one of the real estate agencies, add €10k and sell it as "private without an agent". That already makes the dollars flash in the eyes of the interested parties - after all, they save money! Then negotiate down a few euros and that's it.

I myself asked for an outrageous price for my current apartment in the summer. It was actually supposed to be just a 14-day test on I-Scout24. The selling price is about 75% above the purchase price + renovation in 2016. I still regret not being even more outrageous :cool:
