Yes, as far as I know, an AI examines the market offers. In our region, there are mostly older houses on the portals, so the average for 150 m² is quite accurate. But these are, of course, houses from the 70s-90s, where various modernizations are due and outdated heating systems are installed, etc.

Yes, my apartment is also undervalued because my house is located in a former building gap that has not yet been classified as a residential area. So it's not even "simple." Of course, that's nonsense, since right across the street is already upscale. Nevertheless, I am not that far off from what I would have expected. That is then the big city bonus, because at least within a radius of 1 km there is still enough comparable property. However, there are also very few from my year of construction.

I had to read the post three times, my apartment, my house, simple, upscale, other side of the street, now I understand. It is similar here, 50,000 prefabricated apartments under the same postal code.

Yes, I just noticed that too, I’m talking about my condominium, which is of course located in a building with other condominiums that I don’t own alone.
My thread in the forum is about my new single-family house, which is now in the final stages. I’m sitting here in the future bedroom on the upper floor that I painted myself, and downstairs the tilers are just cleaning the large room to grout it.
They are cute; after my office was already grouted with white grout (elongated wood-look tiles also white/grey), the head tiler asked if I really liked that, he thought grey looked better. No, I want white, please go ahead. He shrugs and continues.

With the “house value calculators” online, we always had something between 315-325k.. but they only query standard parameters, no equipment details.

Our own financing advisor also told me that in his system, 315k comes out. He said with the equipment we have, you can add about 50k more.

We agreed with our buyers on 425k ;)
