In my case, they were pretty similar.

I also wonder whether the current interest rate increases are already somehow taken into account in the pricing or if they just continue as before?

Yes, I thought so too. If I remove the respective outlier downwards and upwards, the other 3 were still about 60k apart, and we based ourselves on the highest estimate of those. Admittedly with a weird feeling, because the amount seemed so high, but it worked out wonderfully. For a rough estimate, I can also recommend the Capital housing market analysis. Just enter it in Google. Although it also relies on past offers, I would be curious what it spits out for you.

You can also book a broker directly for the service of valuation if you are too uncertain about what to set. Someone in the circle of friends did it for the purpose of calculating the gain in a divorce (different purpose, of course). It cost something around 0.5% of the estimated price. Of course, you need a broker you trust to do the job properly.

I had thought about that too. I could imagine that for some buyers this already leads to a kind of panic to buy quickly. Not much has happened yet in the interest rate market, but the trend is becoming visible. If I have been considering buying a house for a while and see "oh, it's slowly getting more expensive," I would probably try to close the deal before it gets really expensive.

Phew, the algorithm seems to have the same problem as you, that there are simply hardly any comparable objects. For us, it did come out roughly as the average of the realtor estimates. But it's probably only suitable for big cities...
