No one wants to change you, nor should they. I usually enjoy reading the posts, but here I also thought you should slowly realize that KISS would eventually be more appropriate. That doesn't have to be at the BLÖD level you so nicely put it here:

Jo exactly like I see it too. The flowery and ornate style can, depending on the topic, definitely also be appropriate, fun, and make you think. But it always just becomes exhausting. Sometimes you have to make your point in the famous three-word sentences, then it gets across.

Nowadays, with mini plots, the standard land value doesn’t make as much of a difference …. likewise, in my opinion, standard land values are not particularly meaningful, as they only reflect past sales (and the opinion of an appraisal committee). In my case, the standard land value has risen again, either because I paid too much (since my previous purchase will have been factored in), or the municipality is already making significant adjustments for the calculation of the new property tax ….

I think I've driven past that house before. The big downside for the comparison is that it is IN Oldenburg. Oldenburg has become VERY expensive in recent years. That's the whole reason why we moved out to the countryside, because building plots were no longer affordable in Oldenburg. Now the base prices have risen here too - a few years ago 50€, we paid 80, after us 120€, in the next development area - who knows? But in Oldenburg, you definitely pay 300-400 for the plot.

I continue to monitor the common portals and apart from the prices of the properties, I notice that you can really find almost nothing without an agent. Maybe 1 offer out of 50. Am I missing something? Earlier, when the costs could still be socially unfairly passed on to the buyer, that made sense to me. But currently, both parties have to finance it. I wonder why no listings are found except agent offers. Does everyone really pay the 20-30k? I can't imagine that the agent can really get so much more that it is worth it. (??)
