Thanks, you confirm my feeling of how superfluous this professional group is in most cases. 40,000€ for max. 20 hours of work... :eek: And actually, he doesn't invest 4-6 hours for the pictures. If he optimizes everything, he has maybe max. 10 hours of effort.... Then it gets even more perverse...

A broker only helps if you achieve a higher selling price through them. And I hardly believe that many manage that. The most perverse thing is that the brokers have used the legal change regarding the division of the commission to increase the percentages (previously it was 5% + VAT, currently it is 2x (3% + VAT)). Another own goal by our legislators…

I believe a real estate agent can make sense if it is an older property or generally something with less demand. Or also a very exclusive / extravagant building.
The brother of my husband sold a new build in New Zealand, a multi-generational house, multi-winged and insanely equipped. We once visited for a week, it really blows you away. Location, view - just everything. But that was also a 7-figure property and the buyer group that can afford such a monstrosity is very limited. They also relied on a very renowned, top-class real estate agent.
They then had on the front of the [Exposee] a video of the house with chill music, drone shots, and all that jazz. It was very impressive. o_O

The "return" evaporates at the latest when you want to buy something new again. Then the big complaining begins...

If it went so quickly, it was still too cheap, and from those you now have to cancel, surely someone will try to offer a bit more....

Not much came out of the classified ad. Some of the interested parties did come by, but in the end we only received 2 responses via the classified ad, which is no comparison to the online listing.

Whether it was too cheap or not, fortunately, we get to decide that in the end.
If you want to condemn me even more for lacking greed: I even know that the couple to whom we later awarded the contract were willing to pay more. They honestly told us that they expected to be outbid, and that they DEFINITELY wanted to know because they wanted the house no matter what.
So theoretically, we could have claimed they were outbid. But that would have been a lie, and I don't believe in lies. I'm not good at lying, and besides, I consider that unethical.

If I were willing to enrich myself through unethical behavior, I would certainly know about 20 methods to easily pull hard-earned money out of gullible, uneducated fools with sugar cubes, fortune telling, or angel meditation and become rich. But I still go to work every day instead of doing that. It helps me sleep better at night. :)
