Strategy for selling a house - what is the best way to proceed?

- sorry for digging up the thread again. You guys are just a few weeks ahead of us in everything. ;)

The sale has now gone through for us as well.

Feedback on selling without a realtor: It worked smoothly for us. My sister, who works in the back office of a bank, also confirmed to me that it is extremely rare for houses to be sold at the notary (i.e. the contract is signed) and then not paid for. She has never encountered such a case in her career.

For us, the handover is scheduled for next month. As usual in private sales, we sold "as is."
Did you record the handover in writing somehow? Did you make a handover protocol similar to what is done with rental apartments? Or does it have to be done in a more complicated way?

One should do it (i.e. the protocol). It just can’t be too detailed. Simply so that later it won’t be said that the drilled-through underfloor heating with the genuine water damage occurred between the inspection and the handover...

We used an almost arbitrary template from the internet, I think from H..s and G...d. I sent it to the buyer as a suggestion and offered that we could also gladly use a template of his choice. If I remember correctly, the content was nearly identical in all samples, which is why I made the suggestion. ;-) I let the buyer fill out everything and my husband and I only checked and signed at the end. It could have been done the other way around, but our buyer was a business economist and I had the impression he likes doing such things. :)

Great!!

We have the handover on 30.6.22 and will use a house handover protocol from the internet as a template.

In my opinion, it is important that the meter readings are recorded and acknowledged by both parties. Then the number of keys, the functionality of the handed-over electrical appliances (e.g., in the kitchen), and the "defect-free" handover of the individual rooms.

That’s how the sellers did it for us back then :)

We did the handover today.

I looked for a template on the internet and then copied it into Word and shortened it to suit our needs. To my surprise, our buyers (they are very organized) didn't bring anything.

Address of the property, name and new address of the sellers, name and address of the buyers,

Meter reading data (meter number and reading)

Additional costs paid up to xx, then the amount of property tax that the buyer has to pay the seller for the rest of the year.

The number of keys and which ones they are

and then also that the property was handed over free of defects on xxx at
xx o'clock.

Once again, you paved the way for me with your prior experience in selling a house. I followed your tips here and, as always, did exactly as you said. I hope I won’t have to use the acquired Yaso knowledge a second time and instead can be the house-selling sensei for someone else someday. In a distant future, somewhere on the internet, or in the Palatinate. :)
