Strategy for selling a house - what is the best way to proceed?

We chose and contacted two larger real estate agencies. Each of them came by, viewed our house, noted special features, took photos for themselves (which were only for internal evaluation, not for listing), and after a week they each proposed a sales strategy along with a price and submitted their offer. We could accept it or not. It cost nothing. The proposed sales price was nearly identical with both.

Yes, exactly, they inform you of 3 brokers. All of them contacted me and made an appointment. One broker even came from Hamburg, which is about 130 km away, although I only found out about that at the appointment. I think I would have sent her away immediately otherwise.

She is not familiar with my area at all. I always find it better when you know what location it is and the nearby surroundings are also known.

The other two brokers currently also had houses in their portfolio here in the nearby area.

I assume that this can be booked by brokers as an acquisition tool to receive property valuation requests forwarded from the advertisement portal (and they even pay well for that). Apart from lacking relevant criminal records, the only qualification to become a broker is basically the self-assessment that you can do it. You can’t make a living from your business card alone, so you first have to fill the property portfolio. You can also practice with valuations. I think even less of brokers from Jottwehdeh than usual; engine capacity—uh, market knowledge—is irreplaceable. A broker who wants to be economically successful regularly needs properties that, when he gets the order, are basically already sold. And that only succeeds if he knows and is known.

In our area, VR-Bank (we are otherwise not customers) offers a free assessment of the property. You send a few details, floor plan and photos and receive a rough estimate.

Sprengnetter is a service often used by financial brokers. Maybe as a private person, you can also have your property appraised there?
