Mid-October this year? That would only be a 4-month waiting period. We waited 7 months for the handover back then, and that was already tough :


The same is true for us. Our house is very well maintained, and we have a prime location here in town. I just let myself get unsettled because of the long waiting time, but it seems it's not that bad after all.



I took ’s advice and wrote to the gentleman accordingly, many thanks etc. etc.

The guy seems to be just waiting for that, he replied directly 5 minutes later that this is his final offer :rolleyes:

But he just thinks too much about what he paid 5 years ago.

So you have an interesting house and then you can surely sell it very well; be brave!
We were interested in a property 2 years ago; the owners wanted to sell it immediately through an agent and then live in it for almost two more years renting. In the end, we didn't do it but the house was sold anyway 2 weeks later.
With my former house it was also one year. We made the notarized contract, started construction, and the handover was 1 year later. Such things can be regulated notarially.
Just state it openly in your exposé and then only those people will come who are okay with that. Often it is also actually convenient for the buyer for certain reasons, who knows... you often can't think that strangely how things turn out later.

Since you have a good house, you are already far ahead, because unfortunately there is often only "junk" to buy and few gems. You can even somehow see the number of existing search requests on i-scout, as far as I know. Be sure, there are very many.
In my former region, there were hardly any interesting properties for many months, even years. Mine was in top condition and always well maintained, so it was no problem to sell it practically within 2 days at a very good price.
I think you worry too much about it, although you probably already know how you want to do it.
Write now what you have to offer with handover date X and then you'll see what comes, I think positive. Anything else is just coffee grounds reading :-)
And again... waiting time doesn't have to be bad, there's usually a lid for every pot!

no, the other way around. We have sold and the buyer pays only in February.

if the well-maintained house is in a prime location,
just let it be known at the bakery, daycare, neighbors, sports club that you want to sell soon.
We have only rented out, but had numerous inquiries asking if we would also sell

ok, a little more courage will certainly do me good :)

I will create a brochure, advertise, and then see what happens.



It's basically almost all right outside the door, that would be an idea.

But funny, two months ago someone rang the doorbell here and asked if we might know someone who wants to sell a house in the neighborhood. They have been searching for such a long time :)

I somehow overlooked your post..

The location is very much in demand!



The real estate agent showed me an excerpt from such a map where even the individual streets were rated by location. Our street is classified on the map as a “very good residential location.” Two streets away it was a “good residential location.” She also said that just a few streets away there are already price differences.
