In the current situation, valuation reports are simply difficult. The interest rate is volatile, and with the combination of prices and interest rate, the number of potential buyers is usually limited. Even a competent realtor is no better than targeted guessing.

I once had a good experience with a small real estate agency from my area. An almost invisible office, no signs on the buildings. The lady lives off a good network and finds the interested parties still during the restaurant visit or in her own hobby club.

That was totally worth it. I was able to sell well without "burning out online"..

But that was probably still during the low interest rate phase? There was a time when the mere possibility of getting something "under the table" that was not yet listed in the portals was a trigger for people to hardly question the price anymore.

We settled on a price slightly above the second highest estimate. Two agents were relatively close there, and we gave ourselves a bit of negotiation room, which we ultimately didn't have to use. The highest estimate was beyond reason, even though that agent really put in the most effort. At the same time, the final sale price was a bit more than 100k above the lowest estimate.
I find today's interest rate situation even more difficult than two years ago.

As I already wrote, you simply subtract the parking space (property) using the standard land value. If the comparison object has land of 1000m2 and €200/m2 standard land value and your own has 500m2 at €100/m2, you subtract €150k. Then you calculate the rest based on a price per m2 of the building. Of course, you won’t get it exact to the cent, but it gives you a feeling. When selling a house, €10,000 more or less can easily be involved – it’s worth investing some time for that given the hourly wage!
