Maybe it will help: In the region where Kathi wants to go, there are also 2 young houses with finished outdoor facilities etc. From reading, Kathi's current region and the desired region are quite similar in terms of infrastructure. They are listed for 600 and 550 and have been for some time now (>2 months). That doesn't mean that someone won't eventually go for them, but one will have to wait in that range.

Personally, I’m not a fan of such “games”..

And I think you should list your house at your price and then sit down at the negotiation table with serious interested parties, in case some of them really find the price too high.

I’m repeating myself, but for such a house I see absolutely no added value through an agent.

By the way, I had my phone number listed in the ad, and the fewest calls came that way. The inquiries mostly came via the contact form.

I have seen that too. Condominium that, according to the [Teilungserklärung], had its own parking space. So it really wasn’t optional. However, it was specifically listed in the advertisement.

Today I received a call that the bank of the buyers is also conducting an appraisal of our property, routinely. They will send someone over in 14 days. Meanwhile, I am more relaxed about it, because our notary appointment is tomorrow. Completely without a real estate agent and without "ahh, commission pain" ;) :)
