Strategy for selling a house - what is the best way to proceed?

I agree with that too, but how do I get a value to put on it then? I have to start somewhere. I don’t want to set crazy high numbers, but on the other hand, they (successfully) list 499k for 30-year-old houses of that size. I’m a bit overwhelmed.

No idea if that's advisable, but right now it's common practice to list with an (absurdly) low price and then go into a "bidding process."

In my opinion, whether at least borderline unethical behavior leads to getting to know pleasant business partners is something I would mark with a big question mark. Kant's "Categorical Imperative" can also be applied to last-price colleagues ;-)

You actually see that more and more often. What do the others think? Personally, that always puts me off. I recently looked for properties in the new area as well, and whenever it says bidding process, I think "keep looking, you won't get it anyway."

Ultimately, however, you can at least listen to the opinions of a few real estate agents. We also wanted to sell without an agent. If one of them had impressed us or the marketing process had dragged on, we didn’t want to completely rule that out. Of 5 agents, 2 were absolutely useless and only one dealt with the property in a very individual way. The proposed prices were €250k apart. Ultimately, we were only a little wiser than before, but based on the agents’ arguments, we chose our own price and our own marketing approach. And we knew which agent we would still give the commission to if necessary. Ultimately, after 2 weekends of viewings, things moved very quickly. It was, however, about an [ETW] in Berlin.

Yes, of course, the high number of people one would have liked to do business with, but who don’t dare (and/or feel disgusted) when they read bidding process, is an additional factor. Personally, it would already "suffice" to have a higher chance of meeting people who would be unpleasant to me. All "Pecunia non olet" in honor, but when I look at my sold house in the photo album, I would not like to think: "I sold that to a scoundrel back then".
