Strategy for selling a house - what is the best way to proceed?

Sorry for bringing up the thread again, but I have to defend Kati and her husband here. I know the area very well and find the sale price quite reasonable and fair for both sides.

A few weeks ago, someone sent me a link to a house in the area: built in 2018, just under 250 sqm living space, 2,333 sqm plot, high-quality fittings, and additionally a huge storage hall - price: 760,000 euros. Of course, that's a completely different price category, but in my opinion, it shows quite well that different standards simply apply there. And the house doesn’t seem to be selling because it was already on the market a few weeks ago.

There simply aren’t many buyers in the area willing to pay > 550,000 euros. The few houses that do sell for > 550,000 euros are usually half-palaces and are often bought by people from NRW or other parts of Germany who have sold their houses for significantly more money and therefore have the cash to spend.

Thank you. We also really researched for a very long time and observed the market. Decisive for me, besides other factors, was in the end also this document from the appraisal committees, in which it is anonymized what prices houses were actually sold for. From this, it was evident that in our district a) very few new properties are sold at all, and b) prices beyond 600k are almost never achieved. For the few outliers, I assumed, as you said, that these were "palaces." We are still satisfied with the price and sleep well with the sale. Among the multitude of interested parties, some who were very eager dropped out because it became too much for them, which I can understand.

That's right, luckily Munich standards don't apply everywhere ;)

My colleague told me that he and his wife will sell their house due to separation. He wants to list it for 1.2 million and it is not such a palace as the house shown by , and the location is rural Lower Saxony.

He has been infected by the "people pay for everything" hysteria. I'm curious..

There have been many of these in recent months - instead of 750,000 - 800,000 let's just say 1,050,000, after all everyone wants to be a millionaire sometime.. ;) The houses then stick around forever on the portals, or now have to be "sold off" shyly at €980,000. It's just the search for that certain one who gets up every day. But that's how it is when too many of that one are needed.. ;)

From personal experience, I can tell you: Definitely, a lot of messages would be sent to your neighbors' phones. :P
