Floor plan - Request for opinions

Good morning!

Tell me, do you already have a plot (in Aussicht)?
I notice that the entrance area is now located completely differently, which is a bit strange :confused:, on most plots you are not that flexible.
When planning, definitely consider the location of the house on the plot (e.g. south-facing terrace).

This way, the floor plan is definitely more functional. However, I would plan the utility room much smaller and do without the gallery (a very naive question: what is something like that used for? My parents have a huge hallway in their old house due to construction reasons, and the wasted space is just annoying), but maybe it’s because we will be building smaller and therefore carefully consider every room size/square meter.

What quickly stood out to me:

Bathroom upper floor:

- Space between shower and bathtub is very narrow, but behind it there is a huge "cavity"
- Wall goes directly into the window

Bedroom
- Is the closet depicted too narrow? The other closets in the children's room are all deeper. Especially if you have a closet with doors, it gets too tight.

Chimney upper floor
- The passage between chimney and bedroom wall seems to be only 80cm wide. In my opinion, that is a bit narrow.
- I don’t necessarily find it well placed right in the middle of the room
- Would it possibly be better located at the gable front (below)?

Children’s room 1
- I find it way too small, considering that you give away all the space for the gallery.

Children’s room 2
- Window does not open

Generally:
Am I reading that right with a knee wall of 1m?
For the beds, that will probably already be tight. In my opinion, it’s not possible to get into the bathtub without hitting your head.
I lived in an attic apartment for several years as a teenager. Knee wall 92cm.
My parents had the bed about 25-30 cm away from the wall.
The skylight directly above the bed wouldn’t be my thing either. When it rains, it drums quite loudly on the window. So anyone who is a light sleeper can just move to the living room. Also, cleaning the window or opening it in snow is quite a task when you have the bed underneath. ;)

Thank you very much for the criticism. The gallery is intended as a home workspace. The children's rooms are deliberately not planned to be very large, as it is planned to move the beds to the attic later. I myself grew up in a half-timbered house and I thought that was great. Making the utility room smaller will then be difficult with a staircase on the upper floor. We are aware that there are still a few unresolved weaknesses in the draft.

The entrance is on the north (left), right? I like the ground floor better than the first draft, but in the hallway I would remove the wall between the hallway and the stairs. Otherwise, it will be a dark "stairwell." Pantry without windows? Kitchen and living room are OK. Child 1 is much too small. Possibly use the gallery as child room 1, then the study in the current K1. The bathroom window is incorrectly placed, why not put it to the left (north?) or in the middle of the "bottom" wall? Do you also have views of this draft?

For permanent use of the attic, the staircase is missing.

If that is possible, I would rather switch to a house with 2 full stories in your place. Then you have more space on the upper floor, don't need a full staircase to the attic, and no heating in the attic, etc. The insulation can then be done on the ceiling of the 2nd floor. You would have no problems with the roof windows in the bathroom and bedroom.

With small modifications, your floor plan would then even be usable.
