As already hinted, you draw it out, mark the 3- and 5-meter lines, and then see what fits best. Here are ideas with the shortest possible paths and a nice south orientation of the house (1: larger footprint, with an integrated granny flat or office, 2: with granny flat). Due to the setback areas, I would probably only park one car in a parking space and rather install a parking heater ;)




Placing the house at the top of the property does create a nice southwest garden, but the paths become long:


I would probably plan a completely normal house with 1 office and 1 office/guest room. On the ground floor then a shower bathroom for the guest. Possibly you could also place the guest room on the ground floor and move the technical room upstairs. However, if it’s about resale value, it would be better to have the 2 offices/guest rooms aka children’s rooms upstairs.

The rounded plot corner at the bottom left looks like an intersection to me. If that is the case, the driveway in this area will probably be difficult.

Here is an excerpt from the plan. Unfortunately, I only received this quality from the city...

The plan is oriented to the north. The plot is central. A distance of 5 meters must be maintained to the streets.

The street to the north of the plot is not really a main road like in a big city.
The street going southeast is a dead end.

The general contractor has put our latest plans on paper. The window positions and sizes will still be partially changed!

hm... I quickly skimmed through the thread because I had overlooked the access situation back then... A sentence is stuck in my head: "...shielding from the apartment buildings as much as possible..." When looking at the draft, I have the feeling that you have taken this as a life motto. It’s only a 2D plan, but you can quite well see what drives you ;) Personally, I think there is too little "sunlight." I wouldn’t place a utility room, guest WC, or guest in the best spot the house could have. I would shield myself with hedges, but holding on to it so desperately... I mean: why did you buy the property? Is it an ugly area opposite? Are those 10-story buildings? You still have 25 years of work ahead of you and should somehow also feel the sun in the house in the late afternoon. Or did I also overlook that you don’t like the sun?
