You should rather place your planned house on the plot ;)

By that I meant the area now marked in blue:

House plan now roughly placed in the north-facing plan (which is usually easier).

And then it would be good if you

then you could draw it somewhat to scale in the site plan. Then one can get an idea of it, which of course you already have in mind, but we don’t ;).

40 km from what? Work? Family, friends, or all at once? If it’s "just" work, you can look for a new job if necessary. With family and friends, it’s different. Just dropping by quickly is no longer possible. We also decided on a building plot that is quite far from my family. But it is close to my husband’s family and close to the workplace. However, if everything is just a compromise, I wouldn’t do it.

Again: in the west, windows are not possible for fire protection reasons. Not on the ground floor and not on the upper floor either. Regulations prohibit you from some things.

A few more questions and comments:

    [*]Roof terrace practically on the 2nd floor .. what do you expect from that? An evening glass of red wine that you carry up 2 floors?
    How does the roof terrace look in relation to the other house?
    How does it look: below a conservatory, then 2 floors, then roof terrace, and then a shed roof on the rest, which is again next to the existing house?

    [*]The 3 seating areas in the large open space .. what do you expect from the separation of couch/TV, fireplace, and conservatory space? Conservatory space, should that be a true conservatory, meaning attached like that, or should it be more like a corner of the house that is glazed all around? Then there would also be an area on the floor above like the roof terrace or how should that be covered?
    Couch/TV I could imagine rather in a somewhat more separated area .. it doesn’t disturb the others, and you yourself are not disturbed by game rounds or similar.
    [*]Kitchen

    If closed .. is it pure kitchen or seating area intended? If then with an island, I can only recommend to also think right away about how the kitchen room will be divided.
    Maybe rather reconsider creating an area near the terrace with kitchen and large dining area .. rather separated from the armchair seating islands
    [*]How high should the raised basement be set? Meaning, how far is it allowed to protrude from the ground?
    [*]Guest room:

    Really 100? Then it would be counterproductive if the guest room is in the basement and the next bathroom for showering is 2 floors above in the children's bathroom.
    Does someone come for longer stays occasionally? Then it might be worth considering accommodating them in the attic with a bathroom. Then the terrace might also make sense .. always with the motto "guest and host are separated sometimes."
    [*]Office .. do you really want 2 people to occasionally or constantly do home office? There were at least 2 offices in the requirements and now only 1, and it could be in the guest room or 2 work in one office. I would plan an area that can also be nicely divided with a partition wall into really 2 offices.

The open-plan living area is designed for about plus or minus 20 people. For a family of four, seating areas will probably be rather deserted in everyday use. I also can't understand having to look at the wardrobe or the toilet from the far end of the house. The postman can look at me on the sofa. If you take the industrial building with its mandatory large halls as a model, more money will probably be spent on metal mesh and concrete than in a normal residential building. Plants as room dividers rather remind one of a restaurant. The planned fireplace has its chimney flue in the upper floor directly in front of the toilet. And if I’m not mistaken, a roof terrace is also partly taken into account in the calculation of living space. So if the ceiling height is supposed to be over 2 meters and the basement is planned as a raised basement, we are dealing here with a four-story building – it’s not like a “basement” does not count as a floor if it is built with full living height and raised. You probably don’t even have to argue about the "beauty" of the house to be built here. This planning is approached too naively. At the moment, one can only call this playing around, which certainly has its fun justification but is completely unsuitable for detailed and realistic planning proposals. Setback areas and other regulations are not considered at all. Although a high floor area ratio may make a lot possible, quite a bit must be considered in case of a two-part division. It would be nice if a site plan of the property with neutral dimensions was posted. Your picture is after all only an interpretation that is hard to understand.
