Does it really make that much difference whether there is a living space in there or a utility cellar? Well, there is no way around it, we need the premises.

May I summarize that you want to build a 7-room house for 2 people with over 250 (270 sqm?) total area plus a double garage (an EXTRA room for every situation, no matter how rare it may be), while families of four build a 4-room house plus utility space and are satisfied with their hobbies? Do you think your ideas for house construction are realistically planned or is it just a summary of activities, not in a table but in a graphic that might resemble a floor plan? Somehow nothing is refined (e.g., the trapped dressing room, proportions, statics). With the shown basement, you have broken the €500,000 mark. Earthworks due to the slope, ancillary construction costs, and garden landscaping costs will be added. Regarding the floor plan (house design still miles away): Most windows on the upper floor are not feasible because of the roof with 140 KS. Toilet and shower also not feasible. Open roof always looks good. I strongly recommend an architect!

We have already been to the architect (a friend of ours). He advised us but has not yet provided a design. He wants to give us the desired freedom to first sketch all our wishes. We have another appointment at the beginning of May. He also specifically suggested placing the office in the basement. That is why we explicitly looked for a sloping plot to have a level, separate entrance, as occasional client appointments are scheduled.

It does not matter at all how many square meters other families occupy. Even if they had an average of 10 children and lived on 80 sqm on average, what does that have to do with my house? Sorry, but that strikes me as strange right now. Even if I were to build 17 rooms on 1000 sqm...

There are simply people who do not have a fixed workplace but work from home. Most people probably have a workplace at the company as well. And every person is individual and has different needs and different means.

What exactly is wrong with the dressing room currently? What exactly is not right about the size proportions? I have designed the rooms upstairs more generously in the new floor plan. If you prefer, imagine we had 2 children upstairs in the two rooms.

I have dealt very intensively with house construction and would like to learn more about it, which is why I posted here. What is wrong with the static calculations? Then I could improve that. Maybe a higher knee wall is possible as well. I am happy to receive constructive criticism here. According to the development plan, we have a eaves height of 7.50. According to the building authority, they won’t object as long as we don’t exceed it too much. But I thought 1.40 or 1.50 would be good. Why doesn’t the toilet work? It is not under the roof slope. The roof slope should face the south/north side. Otherwise, possibly a dormer or skylight. The wall by the toilet could also be moved forward a bit so that the toilet fits well underneath. I deliberately placed the shower further away so that it fits. I specifically calculated where there is enough height. But I will recalculate that. The roof is expected to have an angle of 35 degrees.
