So the children's room has a window from 55 cm to 1.20 m? So that you can't look out, but everyone can see in -.- Full floor is not possible because of the development plan? That's ridiculous and the whole design is dead. You need something with the rooms on the gable sides.

In new (=very well insulated) houses, exhaust air heat pumps are also an option (combines heating and ventilation) - I wouldn't build without ventilation; the comfort gain is very large; the box is airtight, whether wood, concrete, or corrugated iron.

Mmh, but this isn’t exactly a masterpiece, is it? The parent area is an endless race and squeezing past each other. The doors are each at the end of the world, presumably to achieve a minimum size at the dressing window. Who wants to live like that forever?

You hardly get any coziness in the living area. This entrance door - kitchen - dining room - construction immediately makes me uneasy, where you’d most want to make a run for it. Even the living area eventually becomes a pass-through room and chases away the last chance for a feeling of security.

In my opinion, the main culprit is the staircase location. If it were directly on the outer wall, there would be more flexibility and options for choosing the accesses to the living area and the other rooms. The design of the entrance area is also rather uninspired. It can be done better. But you just want to slide windows...

What does the ventilation concept look like?

Is there already a statics report that has been priced in?

What about the earthworks?

Do you really not want a waterproof concrete wall on the slope?

What about the outdoor area? This is especially costly on a slope. Be careful with deferring it and doing it yourself later. Often a digger is needed. Fill up here, dig down there, and possibly dispose of material. Not every excavation soil can or should be reused for filling. There will be a wall there with L-shaped concrete blocks.

What is included in the offer? How complete is, for example, the electrical work, and which brands are used for sanitary fittings?

Your budget is tight.

Basement The garage looks tight for 2 vehicles, spacious for 1.

Much has already been written about the floor plan. I would take the advice into account.

An entrance in the basement is seen more often here. I would have used the basement as a living cellar and planned living spaces.

I always find controversial designs nice and treat them with more care than these standard designs. Outwardly, the cuboid is of course boring, inside then somewhat confusing. Could it be that someone got stuck on a peculiarity with the staircase and someone just made the idea a bit prettier? What I notice: I don’t find the entrance area inviting. The house down there is not warm and cozy. I would probably like to get out again. That may be due to the long hallway along the outer wall. There is also little space to put away your clothes or comfortably take off your shoes or vice versa. Then ground floor: Through the U of the kitchen, you build yourselves a second hallway on the south wall, which then winds around the sofa to the stairs. Upstairs I don’t like the dressing room, although I am a fan of closets in the long hallway. Here, however, it offers an uncomfortable airlock to the bedroom and bathroom. The toilet is much too far from the bed for someone who is getting older. hmm... basically I would change the staircase and location. In the basement: open entrance area with at least 2 x 3 meter hallway and built-in hallway closet including a seating bench, so cozy! Apart from that: possibly the study and laundry room. The space is there. Basement room then as a trapped room. On the ground floor then the dining area as a central room, open to the kitchen and living room. Gladly also along the entire south side. Maybe also a straight staircase, I don’t know, it has to work out. Living room definitely not as a passage room. Upstairs with the bedrooms will then result. The arrangement of bedroom, dressing room, bathroom should be planned a bit smarter. Ventilation system makes sense in every house according to the energy saving ordinance.

P.s. The front door can handle being closer to the garage passage door. And with two floor-to-ceiling windows to the left and right of the door, necessary daylight also comes in. To the west, that is NW, the office could be placed.

... and definitely use the gables for normal windows, e.g. both children's rooms to the west, then the problem with the KS does not arise.

At least the prices can't be that high if one reacts so carelessly to a sloping site, simply placing the entrance to the basement.
