Hello everyone, thanks again for all the suggestions. We have a bit more equity and received the following conditions from the house bank:

KFW: home ownership €50,000 1.35% fixed interest for 10 years
Loan: 315,000 1.55% fixed interest for 15 years 5% special repayment possible

I think that is not a bad offer.

What do you think?

What remains as the outstanding debt after 10 and 15 years?

Can't you include the KfW home ownership loan in the main loan? Otherwise, after 10 years you'll be left with a large outstanding balance and no one will give you a reasonable follow-up financing.

In my opinion, it only makes sense if you can relatively safely repay within the fixed interest period or have saved up the outstanding balance after 10 years...

Which equity ratio is recognized by you? Is the KfW portion counted as equity?

For us, it looks like this: 35% equity (since also personal contributions are counted); 65% loan.

We received the following offer from our house bank based on this:
5 years at 1.00%
10 years at 1.25%
15 years at 1.75%
5% special repayment annually. No KfW, pure annuity loan.
We will sign in the middle of the month, contracts are currently being prepared.

1.55% sounds very good at first.

After the offer from my main bank, my financier recalculated: 367000€ 1.55% 15 years 5% ST

KfW is hardly worthwhile at the moment...

Sounds not too bad, right
