But that is a generalization. A. has over 10, I have, for example, only 8.5... but I have a separate room upstairs and a cloakroom under the stairs. In a house design, you don’t rigidly go by “I’ll make 15sqm now”... so a 4x4 meter room only has 16 meters of storage surface, a 2 x 8 room already has 20 meters of storage surface. And if I plan 2 rooms of 2 x 4 sqm each, then I have 24 meters of storage surface along the wall. A built-in closet of 2 meters can replace 4sqm of storage surface in the utility room. End of story

No, I did not come with a plan... I CAME WITH A CONCEPT SKETCH - SKETCH! Variable! Nothing is measured there!

The OP is no layman in living, already owns a house and is a planning layman.

Yes, by an architect. If he does it himself or through a forum, he will never finish.

I read through all of this and now believe that my confusion regarding your project is probably not only due to the unfortunately advancing aging process of myself, but partly also due to the constantly changing requirement profile for your house. Nevertheless, whether you believe it or not, I really wish you get a great house that you/you all like and that you don’t unnecessarily regret afterwards!!!

Absolutely!
I feel the same way and time is absolutely necessary, along with a lot of ups and downs.
But the usage here is not clear, it changed from occasional use to a separate apartment in the upper floor lately, and so on.
Yes. It MUST be certain who will live in the house. As soon as knows that for sure, it will probably also be easier.

But that has nothing to do with the question. I can also install the space for heating, distribution box, washing machine, dryer, etc. in 40 sqm! The question was simply what a good or minimum size should be. I know many who have little feeling for this, even though they already live in a house or know it from their parents.

This question is certainly justified, but it can only be answered meaningfully once it is clear what type of house it will be for . Initially a house for a single married couple with occasional overnight visits from the children and now suddenly practically a two-family house or a house with its own, separate rental apartment on the upper floor, which until now was supposed to be used for TV corner, guest room, etc. Then it is a completely different house, namely living again on one floor. An HTR for such a building should then sensibly be accessible from the outside or separately for each unit or maybe even have a completely separate entrance per apartment, since you don’t know how things will develop and the two apartments should be separate. As long as the planned use of the house is constantly changing, it makes no sense to think about the HTR, because then it should probably be a completely different house or what am I not understanding? Planning private rooms on the upper floor where they are occupied by a closed apartment??? I would really like to understand how that can work!

certainly I have reacted too much to posts here and thereby caused more confusion than clarity in explanations. So: our kids are 19 and 17 years old and are already almost only occasional overnight guests at home. The topic of large children's rooms for playing is off the table; having their own bathroom is more important to them. Since both will finish school in 2021, it is likely that at least 1 of the 2 will leave the area. But: if one of the children comes home, there is always a place to sleep. So we are building with 2 small children's rooms plus a bathroom on their floor (upper floor).

Currently, I also need an office, for about 10-12 years. That will also be on the upper floor.

Also on the upper floor, a "hobby room" to do something in peace when it is "loud" downstairs because the lady or gentleman of the house has visitors of their own (which does indeed happen more often).

More or less by chance, the upper floor consisting of 2 children's rooms, a bathroom and a hobby room *can* also become a separate apartment (for example if a child wants to live here again with a grandchild, or if we need a caregiver who can then live in the house). That has no impact on planning today.

We would like to plan so that today we already have everything necessary for our daily needs on one level.

And yes, I can take a lot of wind and I respond accordingly. No worries.
