One question: For the calculation of the living space, are all rooms (including hallways, utility rooms, storage rooms) counted, meaning the entire floor area, or are pure "circulation areas" deducted?

There is a DIN standard for the calculation of living space. However, it usually refers to the calculation according to [Wohnflächenverordnung].

To my knowledge, there is the Wohnflächenverordnung (important for rentals) and the calculation according to DIN 277. Just google it, it explains how you are allowed to add what.

It was not about renting, but about the flat construction cost calculation of 2000€ per sqm.
