If your wishes are somewhat more specific, I would recommend hiring an independent architect for the planning. Afterwards, the plans can be turnkey created by a provider or you can build through individual contracts.

Ultimately, we had the same goal, including the separated living space. But in your design, a lot of space is wasted, without, for example, having a nice kitchen. The kitchen reminds me of the many compromises one has to make due to lack of space in a small terraced house. For comparison, take a look at the show home in Auggen by Schwörerhaus: separated living space, kitchen island with stove facing the dining table as one room, and all that on a smaller footprint. I have already been inside, especially the kitchen/dining area feels harmonious in terms of space. We adopted the basic principle of about 2/3 kitchen/dining and 1/3 living room, separated by a wall + sliding door surrounded by lots of window space. And the pantry...

I looked at the show house. It also has 180 sqm of living space + basement. Since we want to build without a basement, additional storage rooms and a utility room will be added. Otherwise, the layout there is good, I agree with that.

According to the Sprengnetter construction price index, you can simply multiply by 1.5.
So around 360 TEUR. But since the standard is probably somewhat higher now as well (people tend to include more frills even when they don’t have to), it may be that you still don’t make it with that.

No, we are not allowed to publish it. But basically, in the ground floor instead of an office, we have the utility room, between the kitchen and living room instead of a wall and two small sliding doors, a large sliding door with glass in the middle, and a straight staircase instead of the half-landing staircase, which takes up too much space on the upper floor. Instead of a basement, a loft is used as usable space for cost reasons. And if you then outfit the house a bit more upscale, at least with that builder your budget is easily used up. Without additional costs, without kitchen – just as a rough idea.
