Exactly Kfw 40, KFW 40 Plus and Passive House as well as everything in between up to healthy living with certificate (didn't even know that existed)

Well..... he apparently builds beautiful houses, that’s what it’s all about. With so many certificates, calculated values and other must-haves, one almost feels ashamed to enter a completely ordinary, nice house. He apparently builds beautiful houses, hopefully everything reliably and it certainly meets the legal requirements. If I like it and feel comfortable, then I don’t even want to know which standard, DIN or anything else he used for it. In my opinion, there is too much fiddling with many technical things here anyway, as if it couldn’t be done any other way or one would otherwise be completely nuts.

You are right, but you have to pay for some things whether you want to or not. The overlap between wishes and house concept must fit.

Hello, we have now received the first floor plans from the planner. I am interested in what you think about them? Finally ( ) we have followed your advice and did not plan ourselves, but had the house builder’s planner develop something that meets our requirements.
The fact that it is unusual in some places is intentional. For example, that you can only get to the bedroom through the bathroom and dressing room. That corresponds to 95% of all our walking paths.
Also, that downstairs there is only a small living area with a TV. Life happens downstairs, upstairs you can watch TV in peace.

Suggestions for improvement are welcome. Comments too, as long as they are well-intentioned.

Tell your planner to enter the dimensions, without them it is somewhat difficult to assess. It seems there are no load-bearing walls, since hardly any wall stands on top of another and the wall thickness is also not appropriately considered. What is the white area at the bottom left on the upper floor? How is the building oriented?

The house is 13x10 meters. Downstairs is south. There is a wooden beam ceiling, the roof is self-supporting and on the upper floor open up to the ridge. The white area is an air space.
