Comments on floor plan design welcome

Ufff, I can't imagine that for myself, so my ideas end here. I know really great floor plans from the internet and from various house providers, partly private + guest, office separate, with a small granny flat, etc., which could probably be nicely adapted here by an architect and in most cases some extra living space can also be created on the upper floor by a smaller staircase, for example...... or a separate wing on the ground floor, because your current plan won't be a cheap model either. Somehow I fear, however, that you have something fixed and unchangeable in your fixed idea that no one has ever built or would ever plan before. YOU certainly won't find that anywhere. Maybe you post your list of priorities and building requirements here and basically start a planning competition, honestly. I think then you will receive some nice floor plans, from existing templates or self-designed. The prize in the form of a bottle of champagne or something else...... that would be interesting. But your priorities are very important.

Hi, that is a really good idea if you are serious about it. It won't fail because of the bottle of champagne—maybe also an Amazon voucher.

So, I will try to write down my (our) requirements, even if it doesn't seem that easy.

- The plot with dimensions, neighboring buildings, and building envelope is shown in the attachment. South is at the bottom, where the street is located (very quiet, dead end). Forest adjoins the north and east. Construction is still ongoing in the northwest.
- Family situation: Children will soon move out. They are usually out and both need a place to sleep.
- Rooms: living room, dining room, kitchen, shower bathroom without a tub but with a large shower, toilet, office, sufficient storage space (8 meters wardrobe plus whatever accumulates), 2 (small) youth rooms, bedroom, guest bed.
- Access from the kitchen to the terrace facing south
- Kitchen/dining separated from living, or at least the possibility that one cooks while the other watches TV, one has guests and the other watches TV.
- Our daily life revolves around the kitchen/dining area.
- At least prepared so that it can be lived in during old age. That still takes time (hopefully), and I am aware that you can't really plan for that, but I will try.
- I especially love stairs
- My wife loves an open space above the dining room
- For the size of the living area, I think we will end up between 170 and 200 sqm.
- Without attic (high knee wall, roof pitch 18°-22°, exposed roof truss up to the ridge)
- Double carport on the west side, next to that ugly (others may like it), utility box.
- Entrance door either under the carport or facing the street

I am really open to new ideas. I am truly a layman. And I am really grateful for suggestions. I get enough harsh criticism at home from the kids.

Oh, now a bungalow would be nice, and the lady of the house loves loft spaces or open roof undersides. These are similar preferences to those of (where is he anyway?) - maybe the house company would fit as well?

Maybe you need to start a completely new thread for that? Because that’s just a quick idea, no idea if it will be accepted. Maybe you can also significantly increase participation in such a floor plan competition if you offer 2-7% commission of the construction cost. I personally would find that a stupid idea, but as long as I don’t have to pay for it, I like it and it also seems promising to me – … maybe it will also work without it –

....but in my opinion, they don't need two separate rooms as rare guests. One with two beds would be fine. I'm cracking up. You really need a proper house width, because otherwise one third of this monster wardrobe would stick out of the house. Are you a fashion aficionado or just a collector? Especially the subclause "plus whatever else comes up" next to the monster piece exceeds my own horizon of imagination. E-I-G-H-T meters plus X! TV in the guest room and the problem is solved; the open living area can then be designed accordingly. You can still have a second TV connection in the living room, but that way it would be settled. This worst-case extreme hardly ever happens or only so rarely that I would never block rooms for it, but just want an alternative option. For that, a spacious walk-in shower would be necessary, a tub wouldn't be absolutely needed. I feel the same about stairs, in that case they'd have to be stylish as well. I would find that too big, it works with 150-155 sqm. We have similar requirements but decided that the size won't exceed that, also for cost reasons, especially with regard to old age. Thinkable and sufficient for two would also be 110-120 sqm and a garden house for visits and such riffraff. ....or simply where it is functionally sensible (also the front door). A power box could certainly be disguised differently, I think. Same here. For kids, I would say that they may eat everything they want but not interfere everywhere; otherwise off to the garden house or build their own! Although it might also be interesting what kind of criticism they name.

Bungalow, straight stairs, open space, children’s room for children who no longer live at home...

Take a look at floor plans from house providers, you’ll find 150sqm bungalows with 2 children’s rooms or 1 children’s room and 1 office. The 2 nights at Christmas when both children really visit together, one of them will just have to sleep on a mattress on the floor. If you want a second floor, also look at split-level floors, because you don’t really need a lot of space upstairs.

Put up a wall between kitchen and living room so you can install a nice two-line kitchen and the living room is quiet, even if you don’t build the wall all the way up and leave a nice open passage to the dining table above.
I am not a fan of completely open kitchens, but my experience shows: as soon as you no longer see the cook (because the kitchen is around the corner or behind a short partition wall), it hardly bothers.
Or with 2 floors, then upstairs 2 rooms and a small shower bath - one of the two rooms for guests - I would make that one fairly small, 10sqm is enough for a bed and a shelf, the other will be a bigger room and becomes your home cinema / man cave and gets a pull-out couch and is thus your “backup guest room.” There you can watch TV when your wife starts a loud cooking orgy or invites her friends downstairs for a wine evening.
