A small tip on the side: The internet at least slightly pretends forgetting if you don’t keep bumping the thread. Maybe it would help to just leave some things as they are

Hello Romeo,

by the way one of the few who bother to include a greeting here. I like that .

Unfortunately, we no longer live in ancient Greece, but in 21st century Central Europe. Today, other values, guidelines, and norms apply. Among other things, that data discovered about others should not be made public.

The request in the notes for new threads was the site plan with building boundaries. The fact of knowing the exact location was neither requested nor do I see any real necessity for it (but I am an amateur). If that is necessary, then I ask the OP for it and point out what it means if they do not provide the data. Googling the data and publishing it is not acceptable, and on top of that disparaging (picturesque, don’t exaggerate, doesn’t fit in) is completely pointless in terms of floor plan evaluation.

Best regards, sciliar

The thing is: this forum is also a kind of community with a solid core (take a look under notable members). 11ant has long been a part of it, and we greatly appreciate his advice. Maybe he went a bit overboard once, but never with bad intentions. You also made a mistake, more out of carelessness. So everyone contributes their part.

This is about helping homeowners master the huge investment. It would be foolish of you to do without 11ant's help – I say that with full conviction. If you disparage him in any way, the community of other core users will not appreciate it, and that would be even more foolish for you.

No one wants to scout out your building site or expose you. The relevant data will be deleted, and that's that. Focus on the essentials, don't forget, the advice here is free and it is honest and often truly helpful. Use it!

One can also overrate many things. But one doesn't have to. It probably wasn’t right and, as often, demonstrative “I know something you don’t,” but it is long past, no one cares anymore. There are plots of land on every street in every town and also accessible online. And if a TE or questioner is stingy with information, you get it yourself. This is public here after all, the forum.

When I finally saw a street name here that was not childishly erased, I thought: great, a OP who is helping so that one can assist him – which I immediately did and looked at the aerial image of the construction site. Successful, by the way, because that allowed me to make a qualified statement about how much the building boundary is being encroached upon there. Furthermore, I know the folks who live there and who at least contain recognizable wooden houses in the village scenery. The OP wrote that he "has" a plot of land – had he written that he is "applying for it," I would not have named the construction site – I do not have editing rights to rename it afterward to "Posemuckel bei den sieben Zwergen" (a mod may feel free to do that). How someone can turn a false start so spectacularly into an own goal will probably remain incomprehensible to me. The "Kakaoglas" was well deserved by the lady concerned. And anyone who seriously expects a Berliner who has landed in the area of Rhenish joviality to write his advice in a Hanseatic stiff manner probably must not have heard a whole volley of shots. Sticking strictly to a floor plan in a discussion is not a one-way street: it requires a minimum quality of the floor plan to be discussed (which here – for which the OP should be grateful – was only evaluated by members who are more sensitive in criticizing planners than I am). By the way, I advise anyone who does not find me nice enough here urgently against two other playgrounds: namely the local financing section and the green forum.

Hello everyone,

I had to register again after I was banned and the operators did not respond to my messages. I hope (and please) not to be banned again without reason.

Yes, I was (very) upset that data about me was disclosed here without asking. That’s something you don’t do. Nevertheless, the comments and criticism here are good and justified, so I took them up and revised the floor plan. See attached.

I will try to answer the questions from the questionnaire:

Development plan / restrictions
Size of the plot: 640 sqm
Slope: flat
Floor space index: --
Floor area ratio: --
Building line, construction line and boundary: max. 13 meters deep and max. 15 meters wide
Edge development: yes, for carports/garages
Number of parking spaces: none
Number of floors: none
Roof shape: none
Architectural style: none
Orientation
Maximum heights / limits: maximum 8m high
Further specifications

Requirements of the builders
Style, roof shape, building type: modern wooden house (possibly Stommel house)
Basement, floors: without basement, 1.5-2 floors
Number of persons, age: 2 (44 and 41), 2 children (16 and 19)
Space requirements in ground floor, upper floor: see plan
Office: family use or home office? Home office
Guests staying overnight per year: approx. 5 nights
Open or closed architecture: closed
Conservative or modern construction method: ??
Open kitchen, kitchen island: open, kitchen island optional, important: no cooking with your back to the room. Living kitchen
Number of dining seats: 6
Fireplace: yes
Music/stereo wall: TV with 5+1
Balcony, roof terrace: no
Garage, carport: carport for 2 cars
Utility garden, greenhouse: no
Other wishes/special features/daily routine, also reasons why this or that should not be included. No “all-purpose room.” Often visits for part of the family, so separation living room / dining room

House design
Who designed the plan:
- Planner from a construction company
- Architect
- Do-it-yourself (x)
What do you particularly like? Why? open and yet separated
What do you dislike? Why? entrance area still too convoluted
Price estimate according to architect/planner: --
Personal price limit for the house, incl. equipment: 450k, possibly 500k
Preferred heating technology: gas or heat pump. Definitely underfloor heating

If you have to do without, which details/extensions
- can you do without:
- cannot do without:

Why was the design made the way it is now? e.g.
Standard design from the planner?
Which wishes were implemented by the architect?
A mix of many examples from various magazines...
What makes it particularly good or bad in your eyes? The living area, open living room upwards, stairway central for short distances.

What is the most important/basic question about the floor plan summarized in 130 characters?

I tried to "smooth out" all the corners and edges. The room at the back left is to become the house connection room behind the carport. Outside the building envelope. Large, as it should also serve as a garden tool room.

Comments (honest and also ruthless) are still welcome.

Regards, sciliar
