Yes , timber construction and stylish too, very nice. If you plan the current living room as a living room and later as a bedroom, that would be a great basic idea with a stylish house to go with it. If you start with that and maybe go to Regnauer with your personal wishes, they will adapt it for you. From their references, you can see that they can build beautiful houses, so for example yours too, but above all WITH you and not AGAINST you and stomachache with the architect (a no-go!).
Below, a larger bathroom planned possibly en-suite, upstairs shower bath and room removed and thus less living space or... or... This is basically how we are planning it. That definitely works with your requirements and without a basement with about 160 sqm and the money "saved" on living space better invested elsewhere in the house.

Super stylish. Although is considering an office/guest room (later bedroom) on the ground floor. I think the upper floor will be the most flexible because later you might not be able to use it that way anymore... sigh. But the house is very beautiful.

If I were to build it again, smaller and with a separated living room, this would be my base. In your case, the parlor would be the living room.
The children's rooms and the children's bathroom would be slightly redesigned and you would already have something individual on 167 sqm

Too bad. But with the room layout, it should be at least around 190 m²... Basically a really cool floor plan. The only thing that would bother me is a dressing room for two teenagers... That is stress guaranteed.
