A discussion without the upper floor will probably bring little feedback, because it is almost pointless. I also do not see how you can manage with this floor area for the desired number of rooms in the upper floor, since the knee wall is too low.
4 rooms still too many on the upper floor? The walk-in closet is only "half" a room. That means about 72m² (adjusted for a knee wall height of 1.30m) must be distributed. It is supposed to be a small single-family house and not a royal palace. I have already lived in apartments with less square meters.
Here is the floor plan of the upper floor. The large gray area is a sauna that disappears into the wall:
Bathroom: 15.6m²
Sauna: 5.7m² (4.2m² at 2m height)
Children’s room: 20.3m²
Hallway: 6.2m²
Bedroom: 13.7m²
Walk-in closet: 10.8m²
Why does it look like this?
- Gable used for rooms frequently used
- Bedroom not adjacent to stairs or children’s room
- Very nice view from the sauna
- Children’s room now very spacious, in return there is an extra office room in the basement
We oriented ourselves to this Rensch house for the ground floor
Can you please be a bit more specific? Too spacious kitchen?
Have a nice Sunday everyone
