Without words, this floor plan .. I don't even know what to say about this self-drawn disaster ... Decide which rooms you want on the ground floor and with this information please go to a draftsman or architect.

Your building envelope is 13m, so your "floor plan" is useless.

Do all bay windows have to be within the building envelope? That is exactly why bay windows......

It is a good approach to start from your own wishes and needs. Write these down in more detail – don’t pay attention to whether something contradicts or not. Collect pictures of houses and details that you like. Here too, there doesn’t have to be a consistent logic. Describe which detail you like and why.

Then go to an architect, show them your materials and find out how eager they are to build for you. Choose the most motivated one and let them create a draft. Architecture is an art in itself. Your draft shows that you are far from mastery. It would be a shame about the money and quality of life in your own house, wouldn’t it?

We have already built once. And quickly realized that the architect hadn’t put much thought into many areas. Now I have looked at a lot of floor plans. All have more or less a living-dining room. Exactly what we don’t want. We want a eat-in kitchen and a separate living room.

With 13x15m, you would have 195sqm of floor space. You can easily create a floor plan without frills that doesn’t waste so much space. Even with a straightforward house, you can fit everything on one floor. The tiny and awkwardly shaped rooms are also not ideal for old age. Especially with a walker or even a wheelchair, you need space in the rooms. With the current floor plan, you’ll be moving out or remodeling sooner than you think.
