And why a prefabricated house then? What do you mean by a prefabricated house?

That is why this term has been a thorn in my side for years. Unfortunately, everything from the cheap plank hut for 59k from the catalog, through aerated concrete prefabricated parts, to proper timber frame construction is lumped together.

In this model home park you mostly find high-quality timber frame constructions, and there I would simply say because it is the better house. I can immediately think of numerous reasons, but that actually wasn’t the topic here...

there is also a model home park in Schwenningen (we were there). Basically, it is not a bad idea to look at a few houses directly with the builders and talk to them, that helped us a lot (we also had some interested parties in our house who simply wanted to talk directly to the builder and not to a salesperson).

We are not decided yet. By a prefabricated house I understand everything except brick on brick.

As I said, we could imagine both, however I find the idea that much is already prefabricated in a weather-protected hall quite appealing. This way, you can already rule out some weather-related problems.

And of course the possibility to see beforehand what you will get.

Price-wise, the two variants don't differ much and the shortened construction time is currently also relative since the waiting times are said to be enormous at times.

Basically, it is not wrong to take a look at a few houses directly with the builders and talk to them, that helped us a lot (we also already had some interested parties at our house who just wanted to talk directly with the builder and not with a salesperson).

I would not go to a model home park first, but rather to a new development area near you on a Saturday morning. There you get in contact with builders and they might let you take a look at their house currently under construction. There you see and learn much more than in a sales conversation.

You will only get real price comparisons when you have the same house (of the same size, with the same equipment) planned & calculated by two companies.
Some providers charge higher surcharges on individually planned houses and specialize in their catalog houses (interior walls & windows freely modifiable), some (e.g. Keitel-Haus) plan every house individually anyway.
