The average construction costs can vary enormously depending on the region. In addition, for the 2,000 EUR/m² you also "only" get a standard fit-out nowadays.

The value "2,000 EUR/m²" is, I believe, still from 2019. For 2020, the nationwide average construction cost increase is now calculated at 3.3% compared to the previous year. Then the "2,000 EUR/m²" quickly becomes "2,066 EUR/m²".

I can somewhat relate to your current situation, because I also built once back then (individual contracts) and now again for us and also for old age. I refuse to build a "nursing home" and still try to take a few things into account. For example, the living room could later become a bedroom, the guest room + bath could become our own, and the guest room upstairs etc. From family experience, the topic of old age is sometimes too categorized for me. Ultimately, we don’t know what will come our way and where the problems will be. And if some things no longer work, then I can no longer live in any house. So we try to plan the jack of all trades, and in my opinion, this doesn’t work well with the standard prefab builders. But I don’t want the running around and quarrels between craftsmen anymore, which is why we have found a reliable general contractor. There will probably be limits there as well, but it is important to me to put all my energy into the details of the house, because there are plenty of those. Therefore, I wouldn’t build quite as big (yet still comfortable) and consider a possible later conversion or even an option to split into two apartments. We haven't managed that yet, but otherwise, hopefully, we have all our very individual requirements included (visits from the children, old age....). So you probably need a fundamental design that suits you, and then you can tinker with the details.

Exactly like that. I need a study that can be converted into a bedroom on the ground floor if necessary. We have built, then sold and bought something else, and now want to build once again. With the experience from the two previous houses. It will definitely be a wooden house. We were very satisfied with Stommel Haus (with whom we built), the quality is right for us. Only the planning was, let's say, difficult to insufficient. We will contact them and talk ..... Are there other manufacturers who build similarly high-quality wooden houses? With ideas and sophistication?

Trust me, I understand you and yet we might have completely different demands or perceptions. There are countless manufacturers nowadays, including smaller ones definitely in your region. I understand that you want to rely on something tried and tested, but of course these companies have also changed. Stommel Haus can therefore be, but does not have to be, suitable for you anymore. I wanted to build a turnkey house with a prefabricated house but am now (so far) also happy with my decision to build with solid construction again. We like details and also simple, modern architecture. Therefore, a classic wooden house was ruled out for us, even though I liked that back then. I would free myself from that and first of all find MY floor plan. I would never build with someone who does not like or is not enthusiastic about my ideas. Almost all of them can build houses anyway.

Take a look at the floor plan of the Regnauer house "Liesl". If I were to build again and smaller with a separated living room, that would be my base. In your case, the parlor would be the living room. The children's rooms and the kids' bathroom redesigned a bit, and you already have something individual on 167 sqm.

I also like it, it reminds me of the basic layout on the ground floor of the Schwörerhaus Plan E 20-156.5, although I prefer the upper floor in the Regnauer house. Interesting floor plan.
