Female intuition or how do you know that? Well then, huge plot and the entire west side built up with garage, stairwell, and bathroom... on both floors.

Make the parking spaces directly to the north by the street and build a long house with southwest orientation (by that I mean living/lounge rooms). Avoid offsets or similar and rather build 150sqm (that is still cheaper). Put the house as far east as possible (towards Moscow, Paris is the other side).

You haven’t really improved that significantly now. No, I’m the wrong estimator for every penny. I can only generally tell you that this is not simply about the corner surcharge for the mason: for example, at such a spot a load-bearing wall stands on a beam that is otherwise not needed instead of an underlying wall, and part of a ceiling panel sort of sticks out like a tongue, which must be insulated (and isolated, i.e. additional structural effort) again. Forty years ago people simply omitted the latter and thus created a thermal bridge. If you succeeded, it must have been invisible to us ;-) I have a well-founded suspicion that my cellar rule might plead for "not necessarily advisable".

Thank you very much for the further feedback. I will go through the essential points in the hope of not forgetting anything.

North arrow in the floor plan: As you noticed, it is exactly upside down, south living room would be correct.

Basement: The rooms planned in the basement are office, boiler room, laundry room, workshop, and storage for all kinds of things (we have a lot of that :). If it helps you, I can also label these in the floor plan. A basement is a given for us, even though the plot would allow building without a basement.

Plot and buildable area: The plot is really very large, but the buildable area is not, because the plot is more cake-shaped and you are only allowed to build up to 18m towards the back at most. I initially had the idea to place the garage on the street side, but you would have to maintain a 3m distance there, which makes the remaining space for the house very narrow. I couldn’t create any nice floor plans there, also because the door would then be on the narrow side. A few more data on that: With three meters distance to the street and neighbors, the building window at the street is 10.3m wide. It then extends 15m away from the street and is just under 17m wide at the back.

Projections on the house: We do not want a simple cuboid with a roof on top, as we don’t like that. That’s how we came to the projections. With the outer walls, I then came to the floor plan and distributed the rooms inside. We are open to alternatives for an interesting exterior appearance.

Living room-dining room-kitchen: We are still not sure if the size will be sufficient here. We have got our furniture in, but everything does seem a bit tight.

Completely closed west side: I hadn’t seen that before, it’s a good point. I will see if I can come up with something against it and am open to ideas.

Cars are not budgerigars; they don’t need a shared cage as a pair. A parking space on the left and right in the building line, if you like also enclosed as a garage, possibly with an extension. Always place the house first, then the garage, so that the secondary matter does not become the main issue. Styling a house sexy doesn’t need a slit in the dress. First cut, then dye – not the other way around.

Quickly, I would build the property in this direction...



A partially integrated garage into the building is certainly not the cheapest solution, but it won't differ much considering the rather unusual trapezoid. The southwest side then remains free. And if I look at the development plan, there is also only a small building area on the neighbor's property on the southwest side, so the view here really remains "open."
