The attic floor must not become lower under any circumstances, we increased the roof pitch from 25° to 30° so that you can stand freely at the ridge and a bit next to it. After all, I don't want to keep bumping my head in the attic for the next 40 years, and crawling is not really an option... ;)
In fact, raising the ceiling is not my top priority. So far, I feel comfortable with the standard dimensions, we don't have a large ballroom, and the consequential costs are not negligible. At the current prices, I'm glad if my financing goes through as planned; so far, the calculation looks good. :)

Originally, the garage was planned further forward; you can still see that in the site plan. However, I had forgotten the entrance platform, and with an overall width of 6.50 m, it would constantly be in front of the driver's side, or the children would be hopping up the platform when getting out of the car... We did not want to increase to 7 m, as the garden space is too important to us. Between the garage and the house, a carport with a covered entrance is indeed planned. Exactly how is still in the development phase. Most likely, the garage will be limited to 6 m and a wooden shed or similar will be built behind it. It looks more appealing from the garden side than the concrete wall of the garage. That is also why we decided against a double garage in favor of garage/carport. Here in the south, on the plain, we have snow on a maximum of 2 days; that's bearable ;) The street is just a small dead-end road and the driveway is a bit tricky, which doesn't really come across in the drawing. That is why we also positioned the house a bit further over the eastern minimum building zone to have maneuvering options. We have already staked out the individual points in a parking lot and tested the maneuvering.

Congratulations on the shunting test, unfortunately, you can sometimes clearly see it forgotten in some drafts ;-)

In execution, the defect of the botched pockets is hardly fixable; the root of their creation lies in the planning. I am always amazed at how many planners cannot divide a meter into eight equal parts. Or were the fantasy measurements invented by you, and a draftsman simply adopted them?
The bricklayer can only correct this with little effect and great effort if the planner obviously has no idea what path practice takes from the string line framework to the finished wall.

If no load-bearing wall thickness is planned between room 1 and the dressing room, the beam between the living and dining areas could become obsolete. Personally, it would bother me to have to drive the car out first to get to the bicycles. A side door could be helpful there, but would require a different location for the trash bin box.

That's exactly how it was. We measured the plot, drew it on millimeter paper, shuffled various house sizes + garage variants back and forth, and considered how we wanted to position the house. 12*10 was ideal in size, so we adapted a floor plan we liked to these dimensions and have been tinkering with it repeatedly, but without changing the exterior dimensions...
The masonry trade still belongs to the general contractor, they might be used to this from the draftsman...


Likewise for us, which is why the garage is drawn like this only for the building application. It should later be a standard 6m, and the shed behind it will be used rather for storing garden knick-knacks. We want to build a shed for bicycles a bit lower down on the southeast side.

Tell me, from which house model is the floor plan originally, and what are its original dimensions. [Don't forget: only say, do not link!]

If not from their draftsman's assistant, then from whom is what you have shown here?

Oh dear, I really can’t tell you anymore. We actually had catalogs from all well-known prefabricated house providers here and then, in several rounds, we selected the floor plan that appealed to us most. However, it has now changed quite a bit because we realized we had to adapt to the plot and the conditions. I think it was Hanse Haus; I have to check... maybe I'll still find the original floor plan somewhere.

Maybe I wasn't clear. What you have here is the result of our preliminary planning and the suggested improvements from the draftsman/salesperson of the general contractor. Meanwhile, we are working with an architect of the general contractor who is also handling our building application.

Can you explain to me the consequences of the "botched jobs"? Nothing has started yet; planned construction start is in March, and we still have a time buffer...

Ps: Attached is one of the first floor plans I traced/reenforced, something like the original...
