I see no elevation data in the site plan. I cannot classify the house profile shown there, but initially it does not indicate a hillside location (?). Is there a (new) development plan or is it a §34 area? - it seems to me this is about the development of a single fallow plot on a corner location as three building parcels.


Where it is drawn in, it works without problems – they only arise if you imagine having to build on the south street plot with a south garden. That would not work here, especially as a rectangle – but it does not have to, compare there:


But then you must not get stuck falling in love with a show home, in whose model series it is conceptually designed differently.

Hello everyone,

Thank you for the numerous suggestions, criticism and recommendations!
I will have to process them all first!

In advance:
- The house is 2-story, so without sloping roofs like the Cityvilla type planned at the Streif House. (I could no longer make changes in the post due to the deadline)
- The floor plan and the arrangement of the house on the plot can still be changed completely free of charge
- We only had one appointment with the architect. He quickly sketched three variants for us based on my plan. There is no first draft yet.
- All additional costs for the plot have already been considered and planned such as demolition of existing structures/trees, excavation for the base slab, etc. This was not a topic for discussion for me here.
- The other plot on the right has a slight slope, ours does not. But I will ask for more details, thanks.
- We have to build the house with Streif House, otherwise we would not have received the plot. There is not much speaking against this for us now except the architect issue.
- We will plan the entrance on the right side in the east. However, the entrance and the straight staircase run on the shorter side, at just under 8 meters width. It would need to be checked how this looks in the floor plan.
- Regarding the building line in the northwest: the building boundary has already been drawn in the site plan taking into account the setback areas, not the end of the plot.
- We like RomeoZwo’s comments regarding mirroring the floor plan, etc. We will probably adopt them!

"I don’t want to say anything about the floor plan! So much nice large space on the ground floor and so much rubbish. Oh man oh man!" – you are welcome to explain what you would do differently on the ground floor if you first find the large space good? I am open to tips!

We still have leeway in the floor plan and position of the house. That does not initially cost significantly more. But if I enlarge the house, it is not justifiable with the jump. Set a low additional budget? Well, the 15k extra is an estimate; we would still have a buffer. But if enlarging the house quickly adds 40k on top, that is not within the budget besides other additional costs.

So far, there is only an approved preliminary building request. The official measurement and the final values are still pending.

That is clear to me. I first sketched our ideas before we go to the architect. It should be obvious that the wall thickness is not specified correctly and the windows are not perfectly positioned. Who goes to the first appointment with the architect with a finished architect's plan?

The open point would still be the topic of the garage and/or carport. We need to accommodate 2 parking spaces on the property. Your recommendation and sketches always include only one garage for 1 car. Where would it be ideal to position both parking spaces if the house is to be oriented as far to the east as possible? Both adjacent to each other on the east? That forces the house to be positioned more boldly. Or a garage all the way to the right and a paved parking space below/right near the street? Is a double garage recommended? We only have one car and that will remain so for a very long time.

It was about whether it is a building boundary or a building line: a building boundary must not be crossed by the house, whereas it must align with a building line.


For checking the furnishability, realistic dimensions still make sense – whether a wall is a few centimeters thicker or thinner doesn't matter – but an exterior wall built like an interior wall does. The window axis measurements are not relevant and were only an example of measurements that rather confuse than inform, so they are better left out.


One hundred percent definitely no. It would dominate the property destructively as the main decision-maker. Cars can also sleep separately and don’t need their basket in a prominent place – even animal lovers can expect them to take what’s left over. Due to the shape of the property, the house must have priority number one here, and then the deluge.
